Manage contractor teams, projects, and scheduling for large residential home remodeling projects

Project Manager and Property Manager Director for homeowners (& families of individuals) with disabilities. ADA and "age in place" renovations are the primary focus. Work with internal and external customers to define project scope.Lead teams from start to finish on assigned projectsPerform a key role in project planning, budgeting, and identification of resources neededCreate and maintain a professional relationship with general contractors and owners. Attention to detail in every aspect of the project. Arrange and conduct project meetings. Ensure that construction activities move according to pre-determined schedule. Responsible for estimating efforts relative to the projectsVisit job site as needed to review progress of work. Prepare various reports to successfully manage the projects. Assign projects and responsibilities to team members. Create and execute project work plans.Participate in kick-off meetings and all subsequent meetings all the way through project commissioning.Lead design reviews and validate all engineered systems. Control all financial aspects of projects.Participate in inspections. Troubleshoot any high level, high priority issues that may occur. Ensure all safety and legal requirements are met. Develop plans and scopes of work for residential and light commercial renovation projects. Manage, lead, develop, mentor and train workforce of 3 employees and multiple subcontractors. Assist with estimating and purchasing. Evaluate, modify and implement improvements to the company-wide project management approach, ensuring that Customer requirements are met through Best-In-Class system and processes. Estimate project levels of effort and resource requirements by using standard estimating techniques and tools, and by working with appropriate staff to understand scope of effort. Direct project execution by assigning tasks, tracking project schedules, identifying risks, and developing and executing contingency plans. Communicate project status by preparing standard status reports and by leading or participating in departmental and customer project status update meetings. Resolve project issues by working with team members, project customers and others as appropriate. Consult with internal project groups by sharing project management knowledge and assisting or mentoring more junior project leaders in project management processes and techniques. Complete renovations including window and door installation, insulation, demolition and small excavation equipment operation.
