Responsible for day-to-day management of River Front Apartments, as well as supervisory responsibility for 4 other properties. Report to the CEO and supervise 4 Site Mangers for a portfolio consisting of nearly 1,000 units.Key Results:Increased occupancy of this distressed property during renovation and repositioning from the low 50% to 98%.Devised marketing and pricing strategy resulting in an increased economic occupancy from the low teens to 95%.Reduced and maintained tenant receivables below 0.5% of GPR.Produced and implemented a training and development program resulting in company-wide decrease of receivables to less than 1% of GPR.Supervised the $4.5M renovation of 14 buildings; which included: roofing, paving, gating, and fencing, and complete interior renovations of 144 units.Assisted with the acquisition of a 180-unit property; which included, but not limited to: inspections, file audits, conversion to One-Site Property Management software, staff training of software, interviews, and vendor set-up. Managed the roll-out of One-Site Property Management software and developed a successful training program for managers, assistant managers, and senior staff.Prepared and recommended internal policies and procedures for month-end close, bank deposits, asset management, creating documents in One-Site, time management and tasks using Microsoft Outlook, bi-weekly timesheet and payroll reporting, documentation and resident communication log procedures, accounts payable and receivable procedures as a Regional Manager of 5 properties.Daily oral and written communication with staff members and senior management regarding property issues through the daily use of e-mail and oral communication, as a Regional Manager of 5 properties

All Marketing for 492 apartment homes, managed leasing consultants of the property, including work schedules, assisted with all aspects of the leasing and renewal processes, coordinated and inspected the turn process, planned resident socials, coordinated the senior's functions, assisted the property manager with her duties, and consistently maintained occupancy of 95% or greater
