I received an internal promotion to become a member of our Finance team, managing the finances for one of our branches, and supporting the overall company accounts where required. My main duties involve keeping records of cash flow and credit control for student rent payments. Other key functions include, but are not limited to:• Setting up and processing Direct Debits using the PTX management system and logging cash, card and bank transfer payments onto our Excel systems. I also manage all cash and cheque payments for rent and deposit payments, reconcilling them ready for presentation to the bank.• Contacting tenants and guarantors by phone, email and letter when there is an outstanding payment. I also liaise with tenants and landlords to set up payment plans, and if necessary file court applications. I developed a new methodical, time-driven process for the company to complete this function. Within the first year of implementation, this new method successfully allowed me to reduce the total outstanding rent balance to the lowest record in the company’s history, which was well received by senior management.• During the busy summer period, when most of our tenants vacate their properties, I process deposit refunds. This involves sending out final statements and then processing bank transfer or cheque refunds.• Reconciling deposit and rent accounts and ensuring that they balance.• Managing the general office processes carried out by other members of staff when the General Manager is not present in the office.• Assisting with other processes within the Lettings Department as per my previous position, where required.

This occasionally included calculating rents for a set 12 month rental period.• Registering tenants’ deposits on the Tenancy Deposit Scheme website and sending the certificate for this to the new tenants.• During the summer period, being responsible for creating document packs for the new tenants when they move in which includes arranging full and correct sets of keys for each room in the properties.
