The Development Associate role is split into three different sections: Investment, Development, ConstructionInvestment-Prepare project investment packages to Investors and Lenders -Created a pro-forma template for three asset classes which includes: multiple scenario and sensitivity analyses, market risks, exit strategies, and capital expenditure cost escalation.Development -Testing site feasibility in compliance with all specific regulations, such as zoning and environmental impact assessment. -Meeting city officials and planning department for building permits during the design phase.Construction-Managing the RFP's with subcontractors, which includes outlining the scope of work in detail and negotiating bid prices -Lead weekly management meetings to monitor progress and quality of work.-Implementing BIM Field 360 which combines mobile technologies at the construction site through cloud-based collaboration and reporting.

Property Management Department

- Assembled Executive Budget Report for all assets in years 2015-2016 totaling $15.8 billion and focused on all regions including Southern California, Northern California, Texas, and Northeast regions- Assisted Property Managers in creating 2015 Budgets in Yardi’s Advanced Budget Forecasting- Prepared a Quarterly Performance Report on properties for the CIM Commercial Trust Corporation (NASDAQ: CMCT)

Real Estate/Construction Development Department

-Requested, negotiated, and accepted five proposals from general contractors for a new development project for the Food Deck at the Hollywood & Highland Mall-Assembled excel-based pro-forma that estimated Hard Cost, Soft Cost, Development, and Entitlement expenses -Led physical commercial walkthroughs and examinations for current projects while having a strong understanding of structural and mechanical details per the architectural plans -Wrote out and reviewed term agreements for work orders, change orders, and binding contracts

Investment Department

- Prepared detailed report on investment opportunities for potential projects in SoHo, New York. - Constructed case studies on past acquisitions while outlining favorable and negative qualities for each property in CIM’s diverse portfolio - Ran and examined ten-year Argus models for commercial properties in Southern California
