Daily correspondence with General Services Administration (GSA, building owner), property managers, equipment specialist, and contracting officers. Receiving quotes and cost proposals for GSA. Overseeing contractors. Maintaining inventory of equipment. Generating preventive maintenance work orders and entering service work orders into CMMS. On call 24/7. First responder/coordinator for building emergencies.

Responsibilities included day-to-day work orders. New installations and maintenance on existing HVAC split systems from 1.5 tons to 20 tons R-22 and 410A. Package heating and cooling units, gas, and electric 1.5 tons to 75 tons. Chilled water AHUs with steam preheat coils, face and bypass dampers using pneumatic controls up to 60,000 cfm. Monitoring of 400hp high pressure fire tube boilers. Monitoring of York and Trane centrifugal chillers from 300 tons to 750 tons. Repair of refrigeration and kitchen equipment. Service and preventive maintenance for all instrument sterilizers and washers with proper documentation at St. Edward and satellite hospitals, Ozark, Waldron, and Paris. Repair of surgical operating lights and tables. First call for all surgery and sterile processing maintenance issues. Data entry into CMMS for all work performed.
