Responsible for the management & operation of seven Facilities and Plant Operations, Engineering, HVAC, Safety, Security, Environmental Services and Janitorial services.  Negotiate and oversee all contractual relationships for Engineering Services, Janitorial, Building Maintenance, and Fire Alarm Systems, office support equipment, pest control and grounds maintenance.  Implemented a preventative maintenance system for all building equipment.  Developed a work order program for scheduled and non-scheduled maintenance and to track man-hours and response time.  Developed and implemented new policies, procedures, goals and performance standards for all operational departments.  Plan and coordinate all internal / external moves, construction, And space planning.  Act as Project Manager for internal build outs, new construction projects, and tenant relations.  Negotiated fixed pricing for electric, fuel and reduced operational cost associated with utility cost.  Oversee Maintenance Department, Porters 1 / Porters 2 staff totaling 65 employees.  Work with IT Department on infrastructure designing and improvements.
