My objective was to clearly define roles and responsibilities and create processes and procedures that increased speed and quality yet reduced costs as well as reduced the cycle time from initial customer contact to contract. Over a very short time, I was able to streamline the contact to contract processes, create company standards, eliminate plan errors as well as mistakes in the field, which had an immediate positive impact for the company and staff. Responsible for the post-acquisition entitlement of retail pad sites for new financial centers, which encompasses due diligence, hiring and managing consultants (geotechnical, environmental, civil and Architectural), driving the approval process in various municipalities through permitting, bidding the work to General Contractors and managing the construction once permitted, as well as ordering and coordinating all FF&E and managing specialty bank vendors. P&L oversight for over $150MM of residential, commercial and mixed use construction as well as renovation, tenant improvement & land development for resort development company. Built 100+ homes from 800 sf to over 4,000 sf, received 4 national awards and recognition in industry magazines.85,000+ sf of "resort" commercial structures, including a 6000 sf golf club facility, a 10,000 sf beach club, a 20,000+ sf Mixed Use building, a 36,000 sf multi-building office warehouse facility and multiple TI projects.Implemented software allowing direct buyer interaction via customized templates to select fixtures, appliances, trims, paint colors, etc., and view construction progress, streamlining production and enhancing customer satisfaction.Extensive analysis of mold/mildew issues; resulting in enhanced construction methodology now emulated by other contractors, saving $200K in remediation costs over 4 years, leading to adoption of Energy Star standards for every home.Developed a warranty tracking program with direct assigned responsibilities resulting in elimination of problem vendors, reduction of claims, and a 50% reduction in callbacks. Also allowed a reduction in the warranty reserve that put money back on the bottom line and served as review tool with superintendents. Land & Buildings - Responsible for the acquisition, lease/purchase negotiation, entitlement, development and construction of telecommunication facilities and Data Centers from $1MM to $14MM for sites east of the Mississippi.In order to meet the challenge of a new network "roll out" with hundreds of sites, we synthesized the various telecom requirements into standard building modules enabling the standardization of the components. Variation in building equipment specification was eliminated so any piece would work in any environment, enabling equipment orders during the lease/purchase negotiation, drastically reducing the cycle time of each project by more than 50%. Involved in the development of several prototypical building types which allowed for an entire building to be ordered during site negotiations, resulting in completion of more than 30 "ground up" projects in less than a year.Negotiated 30+ acquisitions from small co-location sites to 40-60K sf sites. Managed the Build-out/development of a 60,000 sf Data Center in Washington DC, a 15,000 sf facility and two 5,000 sf tilt up buildings in New Jersey and several smaller "roadside" Amplification and Regeneration facilities.
