Responsible for conducting site visits with the contractor to provide clients with a narrative progress report on the status of construction, provide captioned photos, evaluate the application for payment, and maintain a working knowledge of changes. Responsible for Full Construction Analysis reporting for new construction projects to determine feasibility, comparative cost analysis, and compliance with client-specific requirements. These reports also included evaluation of contract documents, development budgets, engineering agreements, surveys, tax credit requirements, permits, flood and zoning information, construction costs, and deriving the insurable replacement cost. Also conducted Property Condition Assessments to thoroughly communicate the condition of the site, interior, exterior, structure, and systems to lenders and investors. This position provided the opportunity to be involved with hundreds of projects throughout the country.

This was a hybrid position between project manager and superintendent, regularly interfacing with clients and inspectors throughout construction. Responsible for creating site-specific quality control programs, implementing three-phase quality procedure, and maintaining documentation such as test reports, inspections, and checklists to ensure consistent quality and accuracy. Inspected, photographed, and reported on quality-related items throughout the project. Reviewed all submittals and RFI’s to ensure materials, installation methods and specified products were utilized during construction. Participated in buyout, change management, constructability reviews, and document control.
