San Francisco Bay Area

Responsible for direct acquisitions, programmatic/single joint ventures in Northern California and Pacific Northwest. Additionally, responsible for new and existing Fund investments. Active participant in investment committee. Responsible for the oversight of two funds, including acting as a lead in the conversion of one from an open to a closed end fund. Additional duties involve assisting with asset management and initiator and project leader for "Greening" (LEED-EBOM) of STRS' 15 million SF office portfolio. First person in STRS' history to be promoted to Acquisition Director. STRS Ohio's real estate portfolio is valued at approximately $7 billion and one of the only US pension funds that invests directly instead of through advisors.

Midwest And West Coast

Responsible for acquisitions of office, retail, industrial and multi-family properties throughout the US with a focus on value-added opportunities, including the purchase of distressed debt, managed West coast acquisition personnel. Sourced off-market office building, negotiated lease extension with 100,000 SF tenant and arranged sale resulting in a significant profit (less than 18 months from purchase to sale).

Chicago, Il

Responsible for acquisitions and asset management. Major projects included pricing of large portfolios of Kmart, Supervalu and Mervyn's corporate real estate. Actively involved in the analysis, pricing and $1.2 billion acquisition of Mervyn's Department Store from Target. Priced and purchased the Breuner's Home Furnishings chain real estate assets through a bankruptcy proceeding. Responsible for the re-development and expansion of 118,000 SF retail center including negotiations with existing and new tenants, contractors, architect and local governmental agencies.

Greater Chicago Area

Responsible for the successful $20 million re-development of two industrial buildings in the Bucktown section of Chicago into 115 condo lofts. Negotiated purchase of buildings, structuring of partnerships, raised $3 million of equity and $16 million of first mortgage and mezzanine financing. Oversaw and worked closely with architect, city inspectors, lawyers, general contractor and sub-contractors.

Greater New York City Area

One of two-person acquisition team focused on retail and multi-family assets, responsible for acquisition of nine properties. These acquisitions included: purchase of a 50% interest in a $45 million regional shopping center, purchase of $15 million multi-family property at a HUD auction, mezzanine/tax-deferred purchase of a $10 million Long Island shopping center, note restructure/joint venture of a $20 million Atlantic City shopping Center. Integral member of five person team involved in all aspects of negotiating, underwriting, equity raise and structuring of $600 million takeover/merger of Mark Centers Trust and RD Capital into Acadia Realty Trust (AKR - NYSE). Worked directly with CFO analyzing debt, equity, earnings and acquisitions for internal and external reporting. Assisted in raising $160 million of equity for two discretionary investment funds.

Washington D.C. Metro Area

Managed and controlled sale of a $25 million, Nashville, TN regional shopping center. Developed financing alternatives and assisted in refinancing a $40 million, Washington, D.C. office building. Advised and assisted client in re-capitalizing $50 million, multi-family property. Actively involved in underwriting and soliciting of new business.

Greater Chicago Area

Managed the financial analysis, accounting and budget planning of shopping centers and office buildings (in excess of 2 million SF). Created cash and accrual budgets for each commercial property, prepared quarterly and annual variance analysis reports for each property, assisted in preparation of budgets with asset and property managers.

Supervised and coordinated staff personnel in audit and tax engagements. Actively involved in all aspects of tax work focused on real estate entities. Planned, organized and controlled all phases of bank/savings and loan audits.
