• Oversee the building operations of three Class A Manhattan Condominium Apartment Houses.• Manage over forty five building staff members.• Oversee the review and process of all apartment renovations. • Work closely with engineers and construction managers on capital improvement projects.• Perform regular building inspections.• Work closely with building Board members to accomplish efficient and effective day to day and long term building operations.• Monitor monthly financial statements and analyze variances for each building; prepare annual operating budgets for Cooperatives & Condominiums. Provide monthly operating report detailing current assessment of facility management performance.• Responsible for oversight and compliance with New York City mandated building codes and requirements.• Identify contract services selection process, vendor negotiation of service agreements and monitor performance.• Manage and process for all rent relief, tenant collections and legal collection procedures.• Assist in the refinancing of underlying building mortgages.• Manage compliance process for all Local Law regulations.

• Oversight of the building operations and process review of all apartment renovations for five (15 buildings / 1,500 units, 200 privately held units cumulatively) Class A Manhattan Cooperative and Condominium Apartment Houses. Perform regular building inspections to identify and implement efficient processes. Responsible for oversight and compliance with New York City mandated building codes and requirements.•Manage a team of four assistant property managers, five resident managers and 55 building staff members (13 resident managers / 140+ building staff members cumulatively) to ensure effective implementation of services in accordance with contractual, performance and quality expectations of the building and residents. Hire, evaluate performance and terminate building employees. • Collaborate with engineers /architects/construction managers to create RFPs, vendor incentive models and SLAs for real estate construction procurement services for major capital improvement projects. •Partner with building Board members to accomplish efficient and effective day-to-day and long term building operations. Lead monthly Board meetings and deliver pertinent financial and operational information to members of the Board; draft meeting minutes.• Monitor monthly financial statements and analyze variances for each building; prepare annual operating budgets for Cooperatives & Condominiums. Provide monthly operating report detailing current assessment of facility management performance.• Identify contract services selection process, vendor negotiation of service agreements and monitor performance. Perform vendor risk analysis. • Manage and process for all rent relief, tenant collections and legal collection procedures. Partner with buildings’ legal counsel to create applicable contract agreements with vendors, contractors and other service providers.• Assist in the refinancing of underlying building mortgages.
