Experienced real estate executive / operator with a diverse experience in both commercial and residential acquisition and development on both a local and national scale. Strengths and interests include redevelopment, site selection, entitlements, financial feasibility, and leading high performing teams.Currently leading the new mixed use platform for Life Time, developing the Life Time Living (luxury multifamily projects) strategy and other joint venture real estate projects, to bring the Healthy Way of Life to more urban markets. Quickly built nearly a $1B pipeline across the U.S., including high rise and mid rise apartments, speculative office buildings, and mixed use projects that include a Life Time athletic resorts.Previously lead all acquisition and land development activities for the Minnesota Division of PulteGroup for 5 years, including strategy development, market analysis, site selection, contract negotiation, due diligence, planning and engineering, public and private entitlements, financial feasibility analysis, permitting, budgeting, bidding, and land development. Average annual spend of $50-70M in acquisition and development, managing a $110M land supply pipeline, and providing over 500-700 residential lots to homebuilding annually.Previous commercial experience includes leading the life cycle execution of 55 new Target stores, including market strategy, site selection and acquisition, due diligence, project development, municipal entitlement and permit approvals, risk management, construction, and ultimately asset management. Total project development of 6.2 Million sf of retail and estimated capital spend of $1.6 Billion, highly focused on the West Coast and Hawaii. Project highlights include adaptive reuse and redevelopments of urban infill properties in Los Angeles and Honolulu, mixed use vertical developments, City Target / Target Express initiatives, Target Canada roll out, and maneuvering through complex entitlements (I.e., CEQA). Led a variety of teams of 5-10 design and construction professionals, successfully maneuvering through internal and external processes efficiently.
