Residential, commercial, and mixed-use development company. Primary areas of focus: (1) forming and building key partnerships, in development, consulting, and business investing, and (2) positively contributing to communities through development.

Led real estate team for Bloomin’ Brands domestically. Led team responsible for site selection, letters of intent and lease negotiations for new development and relocations domestically. Also headed team responsible for site development management of the new development and relocation pipeline, including due diligence investigations, scheduling, management of process, and permitting.  Responsible for real estate and development functions associated with new growth and relocations domestically.  Hired, trained, and led eight regional development directors, real estate analyst, real estate coordinator, and executive assistant.  Led team that was engaged in site development management, including scheduling, permitting, hiring of consultants, and management of overall process, for all new growth and relocations domestically, with one site development director under direction, along with five site development managers and one site development coordinator. Provided leadership for team that identified cross-brand, new development locations domestically, both in existing and new markets.

Oversaw engineering staff at Bloomin’ Brands. Responsible for strategic development planning for all brands, domestically. Assumed responsibility for facilities team and domestic site selection team as well. Worked with finance to formulate test-and-learn methods to identify predicted versus actual returns for various development decisions. Hired research analytics team and worked with outside consultant to develop first predictive model at BLMN. Completed scheduling for all development work. Created model prioritizing renovations for 700 company-owned domestic Outback Steakhouse restaurants. Led development of BBI’s first analytic, predictive development model, and building strategic model for renovating 1,000-unit chain.  Guided facilities team in finding savings of approximately $5,000,000 per year through revising the BBI Facilities model, including energy.

Managed engineering team, conducting planning, due diligence, plans review, permitting, and site development construction management for all BLMN development activities. Maintained steady focus on continuing to work on development of company’s engineering staff. Oversaw engineering and scheduling for multi-disciplined development projects domestically, including scheduling and engineering for over 75 renovations in 2008 and 2009.  Reduced development expenses by managing selected tasks in-house.

Held responsibilities including conducting engineering and management tasks to support aggressive new development strategy, opening over 650 restaurants during period of 2001 to 2007. Developed best practices over site engineering categories, including cost estimating, plan reviews, value engineering, and permitting submittals. Formed relationships and gained working knowledge of engineers and permitting agencies across United States. Established consultant teams for over 600 new development project sites across almost every state.

Project Manager, 1999-2001. Project Engineer, 1997-1999. Staff Engineer, 1996-1997. Assistant Engineer, 1995-1996. As project manager, directed site development of various commercial, industrial, environmental, and residential projects, primarily in Tampa Bay area. Representative projects included Cornerstone Plaza project in Tampa, Florida, serving as project manager for environmental site, converting landfill site into three restaurants, Residence Inn Hotel, and Class A office buildings. Also handled many of the Planning and Engineering efforts for several mixed use and residential projects in the greater Tampa Bay area, including Main Street at Hampton Lakes (100+ acre mixed use development in northwest Hillsborough County). Engaged in environmental design in addition to typical development engineering.
