Project: One Hawthorne 25 storey condominium in San Francisco.Wrote the schedule, planned logistics, buyout, and supervised the project through topping off the structure, prior to moving the the Transbay Transit Center.

Project: Foundry Square Building 1Foundry Square Building 1 consists of a concrete structure with 10 floors of office space, and two levels of subterranean parking. The structure's 11th floor consists of 11,637 sq ft of mechanical space and is topped by an undulating metal roof, supported by structural steel. The project includes a unique double-glass curtainwall and raised access flooring for greater temperature control and energy efficiency. Webcor overcame the challenge of integrating 8 different skin systems to achieve the aesthetic goal of the project while ensuring a watertight final product. The point-supported glass wall and undulating standing seam metal roof are other unique aspects of the building's design. Construction of the concrete foundation system- 2 levels below grade and within the water table- required the mitigation of tidal waters through 24/7 dewatering of the site.To meet the tenant's requirement for large, contiguous spaces, the design was adjusted by using 30' x 30' structural columns to achieve floor-to-floor heights of 14 feet. Building Information Modeling was used to coordinate all MEPS and project was completed ahead of schedule and under budget. Although LEED certification was not sought, the project has many sustainable elements and would likely qualify for a silver or gold rating. Key sustainable building features: High-performance facade controls temperature changes by more than 17.5% over baseline Raised access flooring reduces energy consumption by up to 15% Natural light and views to the exterior from over 90% of interior spaces Non-ozone depleting refrigerant system Use of healthy indoor air quality methods 75% of construction waste diverted from disposal Continuous exchange of fresh air and filtered air during construction

Project: Avalon Mission Bay Phase IIAvalon at Mission Bay Phase II consists of a 17-story high-rise residential tower with 174 units and an 8-story mid-rise tower with 139 units. The award-winning project has 4 levels of parking,including one below grade, and 12,000 square feet of retail space. Residential amenities include floor-to-ceiling windows, private balconies, a landscapedcommon area, and a state-of-the-art fitness center with a rock climbing wall and indoor basketball court. Using the latest in form and deck technology, Webcor Concrete established a pour cycle of one-floor-perweek which set the overall project schedule. The aggressive speed and consistent tempo allowed Webcor to deliver the high-rise tower five months ahead of schedule, easily outpacing similar projects in the area. Webcor’s centralized data network and use of PDAs for its quality control and commissioning program also contributed to the project’s timely completion.

Project: 421 Turk Street8 Story, 49,400 square feetType II, Concrete and SteelWith families moving in in time for Christmas 2004, this new 8-story, 100% affordable multi-family housing project is providing 29 one-, two- and three-bedroom units in addition to program office and services space, a community room and on-site parking. Asian Inc., the project sponsor, selected Herrero to construct the multi-family complex to serve families with special needs.This urban infill project is situated on a very tight site fronting Turk Street near Hyde. An extremely limited staging area as well as high pedestrian and vehicle traffic required close coordination of materials deliveries as well as strict attention to safety.
