Assist Project Managers, Estimators, or Project Superintendents to facilitate the planning and coordination of project activities, ensuring projects are on schedule and within budget using the correct materials and methods per contract documents.Assist Project Managers with estimating and managing multiple construction projects. Working knowledge of all project plans, specifications, contracts requirements with Owner, subcontracts, and purchaser orders. Assist Superintendent with scheduling of subcontractors and material delivery.Assist Project Manager and Superintendent with creating and updating schedules. Set-up jobs in Viewpoint, execute subcontracts, sub change orders and purchase orders. Assist in the application, cost estimating, and issuance of all permits including building and grading, right away, backflow, sewage, etc. Work closely with local Jurisdictions on permit cost and approval, revision of plans, deferred submittals, CofO, Waste Water Dept, TEP, etc. Participate in new employee hiring and training. Provide support in the bidding process including pre-qualifying subcontractors, plan distribution, file correspondence, assisting in the evaluation of submitted proposals for completeness and adherence to specifications, and coordinate with team on bid package qualifications. Assist with the review and evaluation of unit cost and price data for cost-plus-fixed fee, stipulated sum, and guaranteed maximum price contracts. Review and update subcontractor’s license and insurance compliance per contract terms. Track all project documentation including submittals, RFI’s, transmittals, schedules and drawings. Coordinate preparation of Client billings, job costs reports and photo summaries monthly. Attend project site meetings and produce meeting agenda and minutes. Coordinate the closing of jobs including closing permits, test reports, acquiring CofO and Client closeout packages including warranties, O&M’s and as-builts. Arrange for job site mobilization.

• Assist Construction Manager with preparation of preliminary and final development budgets• Prepare subcontractor bid packages (i.e., bid letter, specifications, exhibits, plans, soil reports, etc.)• Prepare and update project schedules• Review and validate invoices• Prepare and process purchase orders and change orders• Issue contracts to awarded subcontractors and follow up with contract compliance• Review budget when processing invoices to determine if within budget• Review all preliminary notices filed by subcontractors or sub-subcontractors and request lien waivers until a final waiver is collected• Provide subcontractors with any necessary permit information and process check requests to obtain permits• Prepare and update monthly cash flow analysis to report to accounting• Log, track and order project plans for field and office personnel

Accounts Payable, Cash Flow Reporting, Account Reconciliation, and subcontractor insurance collection and tracking.
