As a senior cost estimator in a regional preconstruction team for a global real-estate based firm that operates as a developer, self-perform builder, and property manager, developed GMPs as well as budgets across all design phases for the construction of new multi-unit residential, student housing, and mixed-use developments totaling nearly $2.3B.Consistently collaborated with our real estate development team on each project to clarify elements of the construction design and explore Value Engineering (VE) cost alternatives that could potentially contribute to the short or long term investment objectives of our capital partners on each project.Addressed and resolved construction document omissions, conflicts, and inconsistencies with project design team members in order to produce scope clarity and minimize subcontractor Requests for Information (RFI) during the budgeting and/or bidding process.Managed the bid process which included producing bid forms and/or scope sheets and Requests for Pricing (with all associated project documents) and solicited subcontractor bids with the RFPs on BuildingConnected (a cloud based preconstruction portal).Produced and compiled Greystar and subcontractor driven/filtered RFIs as needed, submitted items to appropriate design team members, and forwarded responses to bidders impacted by scope changes via Building Connected in a timely manner.Quantified material quantities for multiple trades with On Center Software OST (On-Screen Takeoff) for Greystar’s internal reference during the evaluation of subcontractor proposals.Developed trade comparison/leveling sheets and ensured subcontractor bids complied with Bid Instructions, project documents, and applicable RFI responses. Led cost estimating activities during the construction of a new seven story 236,000 square foot hospital in San Francisco. Role included managing the development and communication of multiple simultaneous cost estimates in addition to internal and external (client) change orders. Coordinated all proposed design changes with the client and/or Integrated Project Delivery team and addressed questions or clarifications during pricing. Solicited, obtained, analyzed and leveled subcontractor quotations for materials and/or services pertaining to multiple scopes of work. Reviewed and was accountable for the alignment of same trade costs between two local hospital projects with the same owner. Acted as a resource to project management during the subcontractor award / start-up phase to clarify any issues regarding what was considered in any related cost estimate. Produced and maintained bid-files on ProjectWise cloud-based software including all development information that was utilized in the preparation of cost estimates. Ensured that estimates and all associated scope and qualification documents were complete and accurate prior to the submission of cost proposals to the client. Successfully completed OSHA 10-hour safety and health hazard course in July 2016.
