• Managed or negotiated 11 amendments to our original lease at 301 Binney.• Acquired an additional 200,000rsf at 301 Binney. Lease amendments negotiations resulted in phased take down of space, which gave the company flexibility and savings in unnecessary real estate costs.• As part of the negotiations with the landlord for space in the building, they agreed to work with us to convert about 20,000 rsf of mechanical “dead” space into usable space, including giving us an additional 8,000 rsf rent free and the TI money to build a conference center. o Worked with the Landlord and the City of Cambridge to receive a variance and special permit to adjust FAR space to usable space which required negotiations with Cambridge City Council and the Board of Zoning Appeal. o Increased the amount of usable square footage at 301 Binney without the added requirement of additional parking spaces by working with the Cambridge PTDM (Parking and Transportation Demand Management). o Gained support from the East Cambridge planning team by presenting at the town meeting and developing relationships with their leaders.• Consolidated employees into less square footage in existing space which gave us over 100,000rsf that we could sublet o Negotiated sublet deals with two separate companies which resulted in saving the company about $18M in real estate costs over the life of the lease. One of the sublets gave us a 90% return in projected real estate expenses.• Vetted real estate options for the company at the expiration of the lease. This exercise included discussions with the Boston Redevelopment Authority to discuss the possibility of building on a lot in the Seaport area as well as interacting with City Councilman about Cambridge opportunities.

• 8 buildouts of ~250,000rsf of lab and office space over eight years with a budget totalling over $30M.• Collaborated with end users and scientists to design and build cutting edge, efficient and effective lab space. The types of lab space included an animal facility, wet biology lab, equipment heavy DMPK lab, large chemistry space with custom hoods as well as CMC labs – including formulations lab, process chemistry and analytical chemistry labs. Because of the large volume of chemical use, we had to build an H2 room and specialty chemical storage rooms to manage the chemical inventory and waste.• Executed on a successful change management plan to transform existing workstations to lower walls in the buildout of the most recent office construction project. The initial plan for the new office space was met with strong opposition, but after involving key champions to the project and clearly communicating the plan every step of the way, the teams happily moved into a newly designed space that was very different, but much more collaborative and effective.• Worked closely with two different construction teams for the buildouts – FL Caulfield and Commodore Builders. Designed the space with two different architect firms – RE Dineen and Perkins & Wil. Worked closely with various furniture vendors and designers to create a vibrant, collaborative and fun space that employees would love.• Served as a panel speaker in the NAIOP Lab Investment and Development 101 Series. • Biology/BL2 Lab Experience: The bulk of my scientific career has been in BL2 labs. My academic career focused on cancer biology, cell biology, molecular and cell biology, and anatomy. My Ph.D. research was on a family of cytoskeletal proteins one of which was a known tumor suppressor gene. • High Throughput / Large Dataset Experience: Manipulation of radiation hybrid mammalian cells used to help map the human genome. Initiation of High throughput Screening (HTS) at Ironwood using purchased as well as in-house chemical libraries.
