Below is a little background and philosophy on my company, Ethan Conrad Properties, Inc. This provides a good flavor of what my company does and how we do it. Candidly, this is a really fun business of real world “monopoly” and I definitely really enjoy this business.I began my commercial real estate career in 1989 when I was an industrial real estate broker. I quickly became successful and received a variety of awards for my efforts.Founded in 1995, ECP, Inc. owns and manages over 100 Commercial Properties (industrial, office, and retail) totaling over 150 buildings, equating to over 4,000,000 square feet throughout the Greater Sacramento Area. In 1995, I began purchasing industrial properties and then within a few years thereafter I began purchasing office properties. By 2007, I had purchased approximately 35 commercial properties in the Greater Sacramento Area. I became adept at buying lower cost properties with high vacancies and/or other problems that also created opportunities to add value. My company's philosophy regarding leasing is simple: 1) create attractive/functional buildings and maintain them properly and 2) price the space very competitively. The combination of good looking, well maintained properties being priced right has allowed my company to sustain higher than average occupancy rates. We are looking to purchase a fair amount of additional “value added” commercial real estate properties in the next few years and continue to grow and improve the portfolio.
