Vacant Properties - Coordinate Move – In / Move – Out with tenants providing move-in walk through of space and explaining how to access services during tenancy.Generate work orders for turnover maintenance / cleaning / refurbishing and track progress ensuring timely entrance to marketing phase.Prepare properties for marketing including photographing property, arranging signage and lockbox for access as necessary.Preview vacant properties with potential tenants as needed.Maintain current knowledge of and compliance with Fair Housing rules and regulations in all interactionsTenanted Properties – Conduct periodic walk through inspections as necessary to provide regular oversight on property condition.Manage and mitigate tenant needs ensuring issues are resolved in an efficient and timely manner.Coordinate and / or contract third party vendor services for unit turnovers / reconditions / alterations as necessary.Post notices for late payments / warnings / violations / maintenance / inspectionOwner Relations and Property Onboarding –Conduct owner walk through of property, discussing recommended general maintenance, reconditioning, and alterations to existing and currently onboarding properties, approving and / or gaining owner approval when required.Confer with owners during decision making process to ensure owner wishes are being carried out, maintaining contact throughout repair / reconditioning / alteration process to ensure owner satisfaction.Maintain or develop business relationships with vendors and property owners as directed by managing broker through attendance and participation in professional organizations and industry Assist Managing Broker with sale properties as needed.Assist elsewhere as directed Property Manager.

Building Envelope repair on Residential and Commercial buildings. Use of common construction tools including power tools. - As Project Manager sought out and utilized education on roofing systems to design and request bids from vendors, selected contractor and oversaw final roof construction and punch list. Project finished $15,000 under budget.- Nourished existing and developed new contracts with service vendors including security, electrical, plumbing, grounds keeping, locksmithing and various other trades for a 100,000 square foot theatre building, 17,000 square foot work/storage facility and seven theatre owned apartments ensuring maintenance and upkeep were performed through the use of planned cycles.

- Managed $500,000,000 deployable Pack-up kit for two Boeing H-46 aircraft controlling inventory levels/issuance of parts without loss and directly contributing to 100% mission completion rate.- Managed Operational Target Fund and Operational Fuel Fund of $120,000 each for the purchase of aircraft parts, and flight equipment and fuels, respectively. Regularly maintained surplus funds in each account to ensure mission completion.- Implemented and operated Ready Maintenance Spares program, determining maintenance spares requirements for 15 Boeing H-46 aircraft and ground support equipment. Increased variety of stored parts from 200 to 1500.- Responsible for selecting and training four junior staff members in workcenter and customer service procedures. Significantly increased customer satisfaction.
