Initially began working for Applegreen as a consultant in 2010 and was invited to join the business full time in 2011 as Managing Director designate of Applegreen Service Areas Limited. Within 3 years I was appointed to the Petrogas Global board in 2014. Following the successful Applegreen plc floatation in 2015 I led the Groups organic expansion into the larger service area sector primarily in Ireland and the UK. Previously led site identification, appraisal, acquisition, planning and development works to the trading stage and then onward property facilities and asset management and maintenance. Served on the Investment Committee which appraised and controlled investment decisions in all major capital and acquisition projects for Applegreen plc across its three operating geographies in Ireland, the UK and USA. Primarily responsible for network development reporting to the Chief Executive and briefing the board directly at board meetings. Also responsible for the management of capital expenditure budgets, profit and loss development costs, project appraisals, facilities management budgets and ongoing property and asset management. Led a small multi discipline team from the group’s base in Dublin and travelled regularly to drive the regional team delivery of ambitious growth targets for the business and its shareholders with a growing network of over 400 trading locations in 2018. In August 2018 Applegreen plc announced the acquisition of a majority stake in a major UK service area company, Welcome Break, for circa €362m. I was responsible for the merger of the development team activity of both companies to drive internal synergies and grow the business in the Irish and UK service area market, liaising with the UK and Irish Governments and other public bodies on industry issues. The assets developed included new motorway service areas, hotels, drive thru food and coffee offers, EV charge point roll out, truck parking and other ancillary income streams.

Took on the role of Managing Director for a newly established separate business unit to deal exclusively in property and investment.Our division was mainly active in Ireland but also operated throughout the UK, USA and mainland Europe.Notable responsibilities included:- Preparing successful tenders to develop publicly owned sites in joint venture with local authorities- Speculative acquisition and development of brown and green field sites with partners/landowners- Hiring and managing a team of multi discipline in house staff and outsourced service providers- Managing delivery teams from concept design through construction and handover/disposal/letting - Strategic business planning of Company and Group to diversify and internationalise the business- Taking corrective action where required to stabilise the portfolio and preserve asset valuesTaking corrective action was a key feature of the role in the later years and was successfully concluded in the latter half of 2009 where I made the decision to leave the business and pursue my own start up opportunity.

Following the establishment of a highly successful partnering relationship between Bovis and Bennett I took on the role of Executive Director of the main operating arm of the Bennett Group. This role presented me an opportunity to take specific responsibility for property and commercial activity.Notable responsibilities included:- Developing the Groups footprint in larger PPP markets and property development generally- Negotiating JV & Development Agreements, Head/Occupational Leases & Build Contracts - Delivery of live construction projects in traditional contracting and design and build services- Procuring professional services and securing planning permissions and other consents as required During the period turnover grew steadily and profitability exceeded targets set by the shareholders year on year.A separate business unit to deal exclusively in property and investment was formed in 2006 within which I was afforded an opportunity to take on a new challenge.

Returned to Ireland in 1995 with Bovis Lend Lease Ireland. Having previously secured new business activity and opening offices in Cork and Belfast the goal was to establish our company’s presence in Ireland and offer an “all island” service. The build up of capacity to over 100 staff was driven by work secured for the business unit.Notable successes include the project management of Dublin’s light rail transit system LUAS and the Cork Maritime College PPP. During this successful period a partnering relationship was formed with Bennett and Bovis which led to the move in 2000.

Specialised in the retail division as a commercial surveyor working with key accounts including Tesco, Marks & Spencer and BP.
