CurrentColdrum Group provides property management services to Local Authority Councils & Housing Associations with regards to their Responsive Repairs Contracts, Maintenance Contracts, Void Refurbishment & Turnaround Contracts (JCT, NEC, NHF, PPP, PPV etc)Duties and Achievements:⦁ Managing all commercial aspects of responsive repairs, maintenance contracts, void repairs, refurbishment & remediation projects for local council & housing association clients.⦁ Successfully implemented cost-saving measures, resulting in a 60% increase in profit-per-property / profit-per-void / profit-per-project since joining.⦁ Preparing accurate estimates, maintaining NHF & Bespoke Schedule of Rates (SOR), managing tenders & negotiating cost-effective subcontracts.⦁ Performing regular site visits, performing measurements / re-measurements, monitoring variations, negotiating claims and issuing invoices for completed works.⦁ Preparing CVRs, valuations & final accounts, ensuring timely & accurate payments to subcontractors.⦁ Contract administration: administering various construction contracts, including JCT, NEC or NHF, PPP, PPV etc contract models & ensuring compliance with contract terms.⦁ Responsive repairs: cost management of responsive repair contracts, ensuring efficient execution of repairs within budget.⦁ Void refurbishments: delivering cost-effective and timely void refurbishment projects, maximising value for money & minimizing turnaround times.⦁ Compliancy services: ensuring projects comply with all relevant standards & legislation including: HSE, Building Regulations (inc. Part L energy efficiency), Quality (ISO 9001), NHBC Standards, HBF, Zero Carbon, ISO 14001 & BSI (BS 9999:2017 Fire Safety & 5268-1 Timber Walls etc) standards - all whilst staying within budget & profitability targets⦁ Planned maintenance works: managing planned maintenance programs for social housing projects.⦁ Risk management: to minimize impact on cost, schedule & quality.
