SR. POD Maintenance Manager responsible for 11 Associates, 4 Apartment buildings, 4 Budgets.

Project ManagerIn this position managing an average of 23 properties 5,500 units that ranges from $6 Million to $7 Million in Capital Improvements. Main objective Safety and other liability risks by early diagnosis during property inspections and scope development. Complete exterior site visits with Property Management prior to onsite walk through with ownership for final budget approvals. Vendor scope development during on-site walks, create a standard material list, provide budgetary and job cost numbers, problem solving while achieve a high-quality workmanship. Selection and supervision of vendors as required per project, competitive bidding, scheduling, organizing meetings with property Management and vendors to meet Deadlines, Discuss Resident issues, Setting up onsite staging area with perimeter fencing for safety. Monitoring all projects as they progress, Problem solving, Discuss any and all concerns with Property manager and vendors during all phases of work. Rapid turnover of projects to help maintain a high occupancy while reducing loss daily revenue. Maintenance SupervisorResponsible for supervising staff of 4 on a 368 unit community with lakes and streams throughout property. Unit turnovers that include, vendor scheduling of interior turnover such as painting, cleaning, carpet clean or replacement and maintenance. Supervise and perform all maintenance in a timely manor to maintain high occupancy. Annual unit inspections include filter replacements, smoke alarm service or replacement, any resident concerns. Working closely together with manager and Asset Manager in creating an annual maintenance budget. Maintain and update property budget, property log book such as, roof leak history, new carpet replacement, exterior light checks.

Project Manager for Capital expenditures responsible for painting of building structures, wood replacement, concrete sidewalks repairs or replacements, pool and spa re-plaster, asphalt repairs / sealcoat, metal wrought iron repairs or replacements, building and carport roof repairs or replacements. Vendor selction, job cost control, contracting.
