Utilizing my more than 25 years of experience as a city planner and attorney and my extensive contacts within New York City government, I advise clients on a broad range of zoning and land use matters, including rezonings, special permits, variances, air rights transfers and zoning lot mergers. In addition to being expert at preparing zoning and land use approval applications to the City Planning Commission, Board of Standards and Appeals and Landmarks Preservation Commission, I have extensive experience drafting documents related to such zoning and land use matters, including air rights purchase and sale agreements, restrictive declarations, zoning lot development agreements, and light and air, subway and lot line window easement agreements. I am also highly experienced at performing zoning due diligence and preparing zoning analysis memos, a critical first step in any real estate transaction, whether purchase or lease. In seeking discretionary zoning and land use approvals, I represent clients by making presentations at public hearings before New York City agencies, commissions and boards, including the City Planning Commission, the Landmarks Preservation Commission, the Board of Standards and Appeals, the Department of Buildings, the Environmental Control Board and Community Boards throughout the City.
