I have learned I can save the Owner more money and make a bigger contribution to the project in a week of intense preconstruction that I could in months of efficient construction execution. I use a four-pronged approach to set the stage for high performance project success: 1. Thoroughly review and comment on the drawings and specifications to ensure they are biddable, constructible and Value Engineered. This not only reduces change order impacts, but it also means bidders can bid the project more aggressively since their risk is reduced. By getting Value Engineering ideas incorporated into the documents prior to bid, the full value of those ideas is realized by the Owner. 2. Document the scope of work we want the bidders to include in writing using simple language. This greatly reduces change orders during construction.3. Select the right subcontractors to bid or negotiate the work. 4. Discuss the project post bid to ensure all parties are on the same page.
