Charged with the development and execution of project management controls and completion of the project buy out for the Douglas Grand at Winter Park, a mixed use condominium development consisting of 42 residential units with and approximately 40,000 square feet of Class A retail/office space located downtown Winter Park, Florida.Selected Accomplishments:• Authored and negotiated 37 Million Dollars of contracts for procurement of materials and installation labor for an assemblage of over thirty subcontractors including detailed scopes of work, specifications, schedules of values and performance conditions. • Lead construction project team, coordinating employee responsibilities to ensure proper application of quality control standards, budget maintenance, safety regulation compliance and strict building code adherence. • Managed financial performance of ongoing, day to day operations, evaluating and controlling direct, indirect and discretionary expenses for optimization of capital expenditures.• Managed construction of Douglas Partners 6200 sq. ft. corporate office. Completed tenant improvements within 40 days permit issuance, saving Douglas Partners Twenty Thousand Dollars in lease penalties.

Managed the day to day field operations, trade partner coordination and quality control for the construction of high end semi custom town homes and custom single family residences in the prestigious Central Florida Traditional Neighborhood Design communities of Baldwin Park and Celebration. Selected Accomplishments:• Managed day to day onsite operations in the completion of Thirty Four high end Townhome units and two semi custom high end single family residences with a total retail value over 16 Million Dollars.• Developed goodwill with future homeowners, consistently updating them on construction progress via weekly telephone conferences and site visits to tour clients through their future residence.• Maintained positive working relationship with trade partners to ensure the best possible performance and quality of craftsmanship on the projects I managed.

Built an impressive record of achievement and advancement through a series of progressively responsible positions leading to being one of two employees selected to develop business operations in a new market. Spearheaded efforts to take advantage of the company’s growth to maximize buying power and negotiate more competitive contracts with trade partners. Oversaw purchasing and estimating operations and trained incoming team members.Selected Accomplishments:• Created MS Excel spreadsheet to efficiently complete estimates and provide a tool for upper management to assess ongoing construction costs on a per home basis.• Trained and managed contracts administrator and purchasing assistant in department policies and procedures.• Negotiated new agreements with existing and new trade partners resulting in an approximate $250,000 Dollar savings per year.• Coordinated with accounting department in creating a “72 pay program”, streamlining the AP process and creating further procurement efficiencies.• Supervised the construction of 15 scattered lots homes at once.• Developed and managed construction operations for new division.
