Responsible for portfolio-wide telecom agreements with a focus on new construction. Review, negotiate, and oversee rooftop opportunities. Implemented and rolled out 120+ properties on common area managed WIFI, continues management of program consisting of onboarding acquisitions and new construction properties as well as solving cellular reception challenges with WIFI calling. Collaborates with IT to ensure that both IT and Operations managed WIFI needs are being met. Developed, implemented, and manages smart EV station program with focus on new construction. Collaborates with development on cellular/DAS solutions along with project management of the installation. When necessary, negotiate rebroadcasting agreements with legal. Recently negotiated preferred pricing with a smart lock provider which will provide cost savings across current and future new construction pipeline. Works closely with Development Liaison to address concerns prior to opening a lease-up surrounding managed WIFI, EV stations, and fitness equipment signal. Worked with IT department to develop a business license and permit tracking system. Spent years developing relationships with telecom providers, vendors, and internal departments – it takes a team effort to bring the best product to our residents.

Developed an ancillary department that manages utility billing, laundry, vending, telecom agreements, and vendor insurance requirements along with a variety of other special projects. Established utility billing standards for the Western division. Negotiated preferred pricing for sub-meters, vending and national Broker of Record. Reviewed ancillary agreements for acquisitions and coordinated ancillary agreements for due diligence.

Helped develop vendor insurance policy along side Risk Management, then assisted in the format of the Registry Monitoring Insurance Services (RMIS) custom platform for our company. Onboarded over 160+ acquisition properties involving utility transfers, business licenses, notifications, and coordination with other internal departments. Managed vendor contracts and inventories for over 100+ properties and assisted with due diligence process.
