CurrentKey Responsibilities as a Sunway Group Leasing Executive (LCOE- Leasing Center of Excellent Department): 1. Tenant Acquisition: Utilize various channels and strategies to attract potential tenants to the available properties. This includes conducting property tours and responding to inquiries promptly.2. Tenant Screening: Perform thorough background checks, credit assessments, and reference verifications to ensure the suitability of prospective tenants. Evaluate applications and make recommendations to management.3. Lease Negotiation: Draft lease agreements and negotiate terms and conditions with prospective tenants. Ensure all legal and contractual obligations are met and clearly communicated to both parties.4. Lease Administration: Maintain accurate records of lease agreements, tenant details, and lease terms. Coordinate lease signings and collect necessary documentation and payments.5. Tenant Relations: Foster positive relationships with tenants throughout their lease term. Address any inquiries, concerns, or maintenance requests promptly and professionally. Immediate and resolve any disputes that may arise between tenants and management.6. Market Research: Stay updated on local real estate trends, rental rates, and market demands. Conduct competitive analysis to assess rental rates and adjust leasing strategies accordingly.7. Reporting: Prepare regular reports on leasing activities, including vacancy lot and rates, tenant turnover, and financial performance. Provide insights and recommendations for improvement to management.8. Team Collaboration: Collaborate with management teams, and leasing agents to ensure alignment on leasing goals and strategies. Communicate regularly to provide updates on leasing progress and identify areas for improvement.
