Hospital Remodeling

Public Works - LA County. Prepared for and started construction of 15,000 square foot public library over 25,000 square foot parking. Removed 7,000 yards of dirt from a mountain site on a winding state road. Installed retaining walls and graded lot. Dealt with LA County PM regarding RFI's, COP's, LEED, submittals and numerous issues with plan and specification discrepancies. Analyzed 81 pages of plan clarifications and 106 pages of spec changes. Bid, negotiated and contracted with subcontractors.

Multi- family and Commercial Construction. Bid and budgeted a demolition and remodel of 7,000 sq ft office / gym / tenant media space for a 700 unit apartment complex. Upon winning the contract, I ran construction and customer interactions. This job was completed ahead of schedule and below budget resulting in substantial bonuses and better than expected profit. During the life of this project, I finished a high end custom home, finished a 15 unit condo building, substitute ran a 100 unit - 4 story apartment building (multiple times), substitute ran a 36,000 square foot medical center (multiple times). Bid commercial buildings - studied plans, got subcontractor bids and submitted our bids. Studied the plans of our ongoing projects to find inconsistencies and errors prior to costly construction mistakes saving the company tens of thousands of dollars. My current project is finished and the company has not lined up a new project for me to start. Letter of reference available.

Tract Housing. Developed 2 subdivisions (14 and 23 homes.) Handled all infrastructure (some subcontracted and some in house crews) including re-compaction, retaining walls, sewer, water, storm systems, utilities and roads. Worked with LA Public Works to rework city streets and DWP to move power poles and lines (no small feat.) Built homes in Phase 1 (10 homes) on time (100 days) and under budget. I left the company when financing for phase 2 fell through and I was laid off. Letter of reference available.

Us

Tract Housing, Commercial and Custom Homes. Successfully ran and completed 25 homes on schedule and within budget. Managed repairs of rental conversion homes and existing tenants. Handled planning for new projects including 2 commercial office/retail buildings and 12 custom homes. Managed the construction department, all in house construction crews and all subcontractors. Negotiated change orders, analyzed and approved (or not approved) bills, met with new subs to bid and reduced many cost as much as 50%. All new projects were put on hold; I completed the current project before leaving the company. Letter of reference available.

High End Custom Homes. Handled bidding to completion of office buildings and custom homes ranging from 3,500 square feet to over 9,000 square feet. Managed all construction by working with the city, customers and subcontractors. Kept the projects moving while working with numerous changes by customers and highly custom details. Worked with architect to interpret plans, designing details, reading and understanding the plans intensely. Successfully ran and completed multiple projects concurrently on time and within budget. Managed an Assistant Superintendent and laborer. Negotiated change orders, Approved (or not approved) bills, negotiated subcontractor contracts. I left the company when the economy slowed and I was offered a job in California. Letter of reference available.

Land Development, Custom Homes and Commercial Remodeling. Developed lots & designed and built unique homes and light industrial. Worked with engineers, city planning and zoning boards and contractors. Sold and marketed from model homes. Built over 100 semi-custom and custom homes up to 9,000 sq ft. Handled planning, finance, lot search and purchase, design, marketing, merchandising, sales, negotiations, contracts, selections, scheduling, problem solving, closings. Worked on tight budgets. Used creativity in design, sales and finance.
