Signature Homes is a 30-year old Homebuilder operating in Las Vegas, NV, the oldest privately held homebuilder in Nevada. Total assets of Plaster Development and related entities $ 140 million. The company ranked 8th in the state in 2000 for Homebuilders and ranked 21st in Gross Revenue in the State for all privately-held companies. Upon coming on board in 1997, the company was spiraling down hill. CFO had exited due to the poor financial picture and critical cash flow problems. Responsible for rebuilding the company and returning to profitable state. Presented detailed implementation plan to the Owners for the turn-around of the company. Reduced under performing staff by 25% and replaced entire Senior Management team. Refinanced projects and sold off assets to generate cash. Brought on new profitable projects with new product.Responsibility was to oversee the day-to-day operations of the company:• Working capital situation was difficult due to funds being redirected from homebuilding to the apartment division. High cost of capital substantially reduced profit margins on all single family projects.• Managed Senior Management team of 5 Vice President’s and 100 employees.• Managed 3 divisions: apartments, single family, and custom homes.• Product line was entry level to custom homes. Also built condos and attached product.• Started new custom homebuilding operations in August of 1999 with a price range of $700,000 to $4,000,000. We built 10-15 custom homes/year.• Increased production from 350 homes in 1997 to 630 homes in 2000.• Accumulated 1700 lots at very low basis to provide inventory for 2005-2007.• Owner concerned about National economy, selling land to improve cash liquidity and reduce land inventory.
