Project Manager for St. Benedict's Catholic School Water System and Restroom Upgrade project. Meeting the challenges associated with replacing the old galvanized domestic water piping throughout the school with new copper for the cold, hot, and hot water return systems. The upgrade to the main restrooms includes all new finishes, in addition to the plumbing infrastructure and fixture replacements.

On site Project Engineer for the Bellevue First Congregational Church project located in downtown Bellevue.This project is a challenging conversion of a 1970s downtown office building into the headquarters for Bellevue's oldest church. Notable project elements include: structural upgrades to the existing building, partial removal of the North building from floor to roof, creation of a new 50-foot high Sanctuary, angled exterior metal sided walls, articulated metal roofing, and a unique 38-foot-tall CLT wall stretching across the north sanctuary wall. Natural lighting from skylights and full height windows at each end of the Sanctuary will wash the surface of the CLT. I am excited to be apart of the team that will implement the vision of design team. The design team is led by the Architectural firm atelierjones,llc and is supported by the following design consultants: DCI Engineers, ARUP, blanca lighting design and Lauchlin R. Bethune Associates.We are working in close partnership with the Owner's Representative, Trinity Real Estate, who is the cohesive force behind the entire team.The transformation of the existing office building into a place of worship is in progress is truly inspiring.

-Led the team in navigating through the complex requirements of a City of Seattle Housing Authority supervised project that contained both prevailing wage and Evergreen Sustainability Design (ESD) requirements for the 4 story – 16 unit Avalon Place project owned by Transitional Resources (2.25 Million). -After negotiating the Guaranteed Maximum Price (GMP) Contract for the St. Luke’s addition (3.3 Million) in Federal Way, my focus turned to the Mechanical/Electrical/Plumbing (MEP) design Subcontractors to ensure that all systems fit into the tight structural constraints. I extensively used Revit during the project, which facilitated bringing this project to a “win-win” closure for all.-Provided initial budgeting and V.E. options for the Holy Rosary Parish Hall project in Edmonds (5 Million). As we elected to self-perform the concrete, I saw a need to refine the Work Package forms to better communicate and forecast the self performed labor activities, which we were able to successfully accomplish.-Other significant projects include Wooden Cross Lutheran Church Classroom Addition (Woodinville), The Recovery Café (Seattle), Bartell Drugs T.I.s in Bellevue and Factoria, and Max Muscle (Bellevue).

-Successfully bid and managed the Reischling Press Inc. Tenant Improvement for RREEF in Tukwila, WA. This $750,000 project included conversion of Office space and 20,796 SF of Manufacturing space from warehouse use to digital printing and binding. -Negotiated and successfully completed the Starbucks site work projects in Marysville, WA and Portland, OR-Bid and managed the Eddie Bauer renovation at Bellevue Square mall. Responsible for the growth and productivity of the Project Engineer that reported directly to me. -On site Project Manager for 8 million dollar Commerce Twp., MI Costco project, 10 million dollar Shelby Twp. Costco Project, and 4.0 million dollar Kirkland, WA “Costco Home”.-Lead estimator on multiple Costco, Lowe’s and Eddie Bauer projects.

-Managed multiple PETsMART projects ($1,300,000+ & 26,000 SF) Partial list includes Kennewick (WA), Spokane (WA), Marin City (CA), Richmond (CA), Daly City (CA), Clackamas (OR), Aurora (WA).-Responsible for G.C. selection, evaluation of the schedule of values, and account pricing review.-Actively monitored and drove the permit process, schedule, budget, submittal process, and RFI response.-Negotiated with Developers in regards to Hard Building Costs and in Lease compliance issues.-Responsible for reviewing site plans, phase 1, soils report, and building plans at 90%, and 100%.-Incorporated the latest prototype updates into each project through ASI, PR, or Change Order.-Initiated and reviewed Change Orders for accuracy (quantities and mark-ups) and for fairness in pricing.-Directed and held on site Pre-Bid and Pre-Construction Meetings. As well as Bi-weekly Site Visits.
