As Client Adviser I am currently assisting with the management of change to TFM, finalising the scope and scale of this new service as well as introducing TFM to Lincolnshire County Council staff. When the TFM programme is fully implemented I will act as “intelligent client” monitoring the performance of our first tier supplier and the satisfaction of County Council staff while assisting the Councils property team to control spending on out of scope requirements.

Premises Advisors were the first point of contact for property users and managed the delivery of repairs and maintenance to LCC owned property such as: schools, libraries, museums, office accommodation and other public buildings. In addition to managing reactive and planed repairs I also had responsibility for the control of legionella, electrical/fire/gas safety, asbestos control, H&S, and gave property advice to head teachers and LCC staff. As part of the asset management programme I also completed condition surveys and input the data into Technology Forge which is the Mouchel property management software.

The day to day running of an estate of 225 homes and 20 commercial properties extending to over 50 hectors with an annual maintenance budget of around £300,000. As Estate Manager I had overall responsibility for the Security Manager and his team who provided security 24hrs/7 days a week and operated a comprehensive CCTV system, also the management of all the shared and public facilities and common areas across the estate; this involved subcontract as well as in house labour for grounds maintenance, cleaning, servicing, general repairs, fleet and asset management.
