I am responsible for all aspects of project management, including project inception, concept and viability, design development and 3D modelling, documentation preparation, tender management, construction management, and project close-out.My responsibilities include:• Receiving, appraising, and reporting on the client brief• Assessing the site, building rights and constraints; consulting requirements and contracting methods• Evaluating budgetary constraints and the project programme• Preparing initial design, advising on intended space provisioning and planning relationships, proposing materials and building services, and presenting the technical and functional characteristics• Ensuring concept conformity with the rights imposed on use of land• Reviewing anticipated project costs and reviewing the project programme• Confirming project scope and complexity• Reviewing and developing the design, construction system, materials and components• Incorporating all services and work of consultants• Reviewing and presenting the design, costing and project programme to the client• Co-ordinating technical documentation and preparing works specification• Reviewing costing and programme• Obtaining client's authority, submitting documents for council approval, and procuring offers for the execution of works • Obtaining and evaluating offers from contractors• Preparing contract documentation and obtaining sign-off of the building contract• Handing over the site to the contractor, issuing contract documents, and checking subcontractor design/documents• Inspecting construction works for progress and conformity• Performing the duties assigned to the principal agent • Issuing certificate of practical completion and assisting with obtaining the occupation certificate• Preparing project close-out documentation to facilitate the effective completion and handover• Providing as-built drawings and technical and contractual undertakings
