Artifact acquires under-utilized or non-residential properties and turns them into beautiful rental apartments. We are vertically integrated, combining a development firm + design-build construction company + property manager into one company to create cost efficiencies and a seamless investment experience for our capital partners. As of 2021, Artifact has launched over 200 residential and commercial units, with nearly 300 additional units under construction and in pipeline. Artifact is a proud member of our Harlem community: we do not displace existing tenants with our acquisitions, and we participate in New York's affordable housing program in every building that qualifies.
