Advisory to Project Architect for a resort development at Beraya, Miri, Sarawak.

PM Lead for the proposed 1,000,000 sq. ft. Daimler Warehouse (Phase 1). Coordination and tracking of design process with Developer's consultants and Lessee's PMC for authority submissions, design development and details preparation, procurement, master schedule and construction phase planning.

Senior Project Manager  On a yearly contract basis and assigned to a proposed mixed-use development project in KL comprising of a 60-storey condominium block, a 37-storey hotel block and a 23-storey office block. Assist the Project Director in monitoring and managing the Piling and Sub-structure works on progress, change order, technical, contractual, OHSE and authorities matters. Chair Site Progress and Coordination Meeting.  Also involved in pre-tender phase design coordination to ensure Consultants (Architect, ID Consultant, C&S and MEP Engineers, Kitchen Consultant, Façade Consultant, Landscape Architect, Building Cost Consultant) are adhering to Hotel Operator’s Requirement List against the Budget, Authority Compliance, External Stakeholders management.

Realys Sdn Bhd Senior Project Manager involved in the following projects:1) As a single point of contact with the Client for the construction of a one million square feet GBI certification-intend warehouse at Port of Tanjung Pelapas Free Trade Zone, Johor Bahru to coordinate pre-contract design works among the Consultants (Lead C&S, MEP, QS, Precast Concrete), Specialist Contractors and Client's Technical Team, tracking on PC Items and Procurement Management Plan, established Project Milestones and Deliverable, attended Tender Technical Interview/Clarification Meetings, site-based supervision to track Project Scope Change and Project Costing/Budget, monitoring Works Progress and mitigation of Delays, enforced Safety Health and Environment Compliance and Penalty Guidelines; among others. 2) Offering technical and contractual advice for the relocation and installation works of high impact defense bollards system for the Australian High Commission, Kuala Lumpur which involved coordination with Third Party Contractor appointed by DBKL on the technical and contractual matters on the interfacing of works boundaries. 3) Project management (pre-contract and construction phase) for the refurbishment works for a The Datai in Langkawi involving a GLC, international Hotel Management Consultant and a renown international Interior Design Consultants to establish Project Milestones and Master Programme, value engineering to meet project budget, compilation of tender documents and calling for tender for mock-up units and later various contract packages (General Contract, Roof Replacement, Interior Decoration Main Contracts 1&2).4) Site based project management for a 252-key 4-star Oakwood Hotel refurbishment works including a fine dining restaurant and public areas dealing with contractors for Main ID Packages, Employer Direct Purchased Items and Specialist Works. Also involved in the process for obtaining CCC – Certificate of Completion and Compliance.

Malaysia Steel Works Bhd(PLC – Reinforcing Steel Bar & Billet Manufacturer) On 3+1 years contract basis as a Client’s Project Manager for the construction of a new 150,000-tonnes rolling mill project in Bukit Raja, Klang. Sat in the Project EXCO in coordination works with local consultants for KM & BP submission, tender process for Main Plant Building and Auxiliary Equipment Packages. Involved in value engineering for cost-effective construction means (that translated into a saving in excess of RM20-mil). Liaised with Main Plant Building Design Consultant and Main Equipment Suppliers from China on design and supply contracts administration. Writing up of contracts for Small Work Packages and Equipment Installation for Local Contractors and Installation Team from China (contracts written in English and Chinese) and on-site coordination with the China Team and resolution of disputes arising from documental and cultural discrepancies.

 Appointed as a Regional General Manager for the setting up and operation of Ghana office as well as to follow up of potential project solicited by the local agent. Had successfully tackled market penetration by establishing a broad client base of various nationalities with projects presented to the management for consideration including the Accra Water Front Development and ADA Resort and Signature Golf Course by Vusani Group of South Africa, Government Hospitals Refurbishment and Upgrading Works by China Railway Engineering Corporation of China, Luxurious Condominium construction contract for Nextregra Group of Portugal and the 4-star Meridian Hotel by Octogrow Group of Ghana. Being called back to Head Office due to adverse financial challenge suffered by the company that forced the closure of Ghana office and was then put to involve in the company’s turn-around measures on a few critical local projects which were experiencing adverse cash flow and prolongation. By applying the skills and techniques of negotiation with stakeholders to formulate solutions to alleviate project delay and disruptions, had successfully contained losses for the affected projects.

 Engaged as a Project Manager to mitigate the delay and disruption of a RM200-million army camp project at Kota Samarahan, Sarawak.  Was involved in identifying delayed activities and introduced recovery measures to steer the project back on track. Had successfully overcome the challenge of dealing with contractual and technical issues involving MINDEF officers, turnkey developer and consultant team; leading a team of technical site personnel of Construction Manager, Site Engineers, Quantity Surveyor and Supervisors from ‘two diverse cultures being run by an authoritarian style leadership’ to function cohesively within the complex project environment.

 Roped in by the Group Managing Director to their Sarawak project office as a Project Coordinator for the Phase 1 & 2 Rain Water Harvesting project under a turnkey/design and build contract and had accomplished the monitoring of contract sum by checking and controlling project scope changes; mitigation of project prolongation due to logistic challenge by introducing acceleration measures and application of EOT to help save the company from suffering LAD at a rate of RM10,000 per day and other consequential financial losses. Transferred to the Sabah project office as a Project Manager to take charge of the Phase 3 & 3a Rain Water Harvesting project and had demonstrated the skill and knowledge of contract administration by orchestrating the issuance of Sectional Certificate of Practical Completion which helped to shorten the Defects Liability Period and thus substantially reduced cost incurred on inspection process and maintenance overhead. The project was completed 2 months ahead of schedule. .

 Set up Project Management Consultancy and had demonstrated the adaptability and capability of multi-tasking on architectural, structural and interior design on both local and overseas projects; tender preparation, project implementation, site organisation and coordination; project cost analysis, preparation of contract document, tender negotiation, selection and appointment of contractor. Also involved in conducting mediation process for mutual termination of contract between Client and Main Contractor and the timely appointment of new Contractor for continuation and successfully delivered the project within time, cost and quality challenges and to the Client’s satisfaction.

 Involved in the process of applying the skills and techniques of dealing with project prolongation and dispute resolution on contractual issues that helped to save the company from incurring LAD close to RM1-million.
