1. Oversee and direct development/entitlement process for projects of various scales and types, such as:a. Chinese Hospital, 835 Jackson St., San Francisco, CA; Project Manager - Construction of new hospital facility;b. YMCA, 1600 Lane St., San Francisco, CA; Project Consultant - Conversion of the former school site to recreation/community center;c. 422 Vicente, San Francisco, CA; Project Manager - Demolition of the historic building to construct private residence;d. 1401 Jackson Street, Oakland, CA; Project Manager - Construction of seven-story residential tower;e. 2601 Van Ness Av., San Francisco CA, construction of 60 units under SF Home Program;f. 255 Shipley St., San Francisco CA, construction of 4 stories 24 unit residential building.2. Engage with local, state and county officials, agency staff, community leaders, neighbors and neighborhood groups to acknowledge required procedural steps for compliance or authorization.3. Advise and communicate with clients on strategic and procedural actions necessary to achieve project development goals.4. Coordinate preparation of required entitlement documentation on behalf of clients for consideration, approval, and submission.5. Develop implementation strategy, community outreach, and project alternatives.

Lead the multi-year effort to form a Partnership between Community Developer and Private Equity Group, which successfully acquired a 3 acre parcel within Hunters Point Shipyard Ph1. Currently I manage Community Developer’s participation in the design/development of 224 dwelling units (market rate and affordable) and 20,000 sq. ft. of retail on Block 1. Also, on behalf of TCDC participated in RFQ process (with Related CA as partner), and serves as member of Development team for RAD program in the redevelopment of Robert Pitts, and Westside Public Housing facilities.

Assist in the implementation of the Hetch Hetchy Capital Improvement Program. Helped manage 37 regional projects to repair, replace and upgrade the SF/Bay Area water delivery system. Organized, identified and evaluated SFPUC property rights of way and easements related to the Capital Improvement Program.

Appointed by then Mayor Willie Brown, to lead the San Francisco Planning Department with staff of approximately 130 employees, while managing an annual budget of $14 million (at that time). The position is responsible for coordinating, developing and implementing land use policy in conjunction with the Mayor, Board of Supervisors and City Planning Commission. Accomplishments included:1. Reorganized Planning Department to stimulate neighborhood-level planning and improved services (organizational structure still in place).2. Managed CEQA and design review process of AT&T (formerly PacBell Park) Ballpark, home of the SF Giants.3. Lead the Planning Commission consideration, adoption, and implementation of the Mission Bay Redevelopment Plan.4. Established the Better Neighborhood Planning Program to develop area plans, while promoting community census about future growth in San Francisco.a. Spearheaded design recommendations to City agencies and commissions on significant civic projects such as the De Young Museum, Asian Art Museum, and Union Square renovations.b. Preparation of Department Work Program(s) and Budget(s).c. Lead Planning analysis, which initiated the Rezoning of Industrial Zoning areas South of Market neighborhoods of the City.Collaborated with other Department (Building Inspection, Public Works, etc.) in the management/administration of the development and permit process.
