Oversees the development and build out of remodel and new company stores; coordinates and supports major initiatives in our existing stores and acts as a strategic internal partner to support our Operations and Development Team. Project Management:• Coordinate and execute all aspects of remodel and new store development paperwork required by Franchisor.• Coordinate with Architect for plan development, review, approval and submissions for permitting.• Coordinate with sign company for external signage.• Order and manage delivery of FFE for all remodel and new store development.• Coordinate all utilities for new store development.• Oversee and coordinate facility upgrade projects in all our stores.• Interpret and explain plans and contract terms to administrative staff, workers, and other parties during the construction process.• Requisition supplies and materials to complete construction projects.• Inspect and review projects to monitor compliance with building and safety codes and required regulations.• Redline architectural drawings as related to remodel and new construction documents.• Evaluate construction methods and determine cost-effectiveness of plans.• Confer with supervisory personnel, owners, contractors and design professionals to discuss and resolve matters such as work procedures, complaints and construction problems.• Communicate to all stakeholders’ schedules and associated changes in a timely manner.• Select, contract and oversee the hired general contractor and vendors who work on the projects.

1099 Consultant- Caregiver Construction & Facilities Management Professional • Client services include developing budgets, establishing cost-effective and efficient preventative maintenance programs. Value engineering clients design concepts for both remodeling rollouts and new store construction. • While my primary responsibility has been a caregiver for a terminally ill parent, consulting has allowed me the flexibility to do both.

Field Service Representative- 7-Eleven (Pacific North West Region) • Performed annual site inspections to identify capital replacement projects, update asset management systems, and address repair and maintenance for the stores in my region. Collaborated with the client's Regional Facilities and Construction Managers to develop budgets and cost-effective strategies to address planned capital and emergency repairs. • Primary point of contact for 189 stores regarding all maintenance issues, traveled to stores frequently while providing excellent customer service 24/7/365 throughout Oregon and Eastern Washington. • Hand selected by 7-Eleven to build out a proto-type design for new store refresh program. Established scope of work with external teams to create, deliver and meet the clients design expectations. Achieved design, cost and critical deadlines under limited supervision and made decisions based upon my experience working on after hour and open for business remodels. The prototype was enthusiastically selected by corporate office. Trained internal and external colleagues how to plan, set-up and execute roll-out refresh program across the county. Took on responsibility to coach and train both 7-Eleven and Vixxo management. Received many accolades for this complex project, recognized by 7-Elevens VP of Facilities and Construction during their National Calls. • This role is hands-on, working independently and/or under limited supervision, preparing large volumes of work from request for proposals, processing hundreds of daily invoices, awarding contracts, resolving 3rd party payments disputes. Primary contact for region property owners and government agencies concerning ADA, Health and Building violations. The key to success was my ability to establish and maintain trust and excellent customer service with internal and external partners as 7-Eleven never closes.

Baskin Robbins- Construction Manager- West Region • Ability to analyze construction investment cost via East Coast vs West Coast, developed cost-savings initiatives by sourcing and vetting local suppliers to reduce overall investment. This was achieved independently by fact-based conclusions and made my recommendations to the organization to negotiate owner supplied items locally and from an approved vendor list that I developed for our Franchisee’s to utilize. This resulted in a net savings of +20% per new location vs East Coast pricing. • As the most experienced construction manager I became the “Go to Expert” to fellow internal Construction Managers and external Operations staff across the country working on the Baskin Robbins remodels. Collaborated with internal Designers, Architects and Development team to create and launch a national refresh program. This was a very complex project requiring subject matter experts, meet critical deadlines so the launch and national program was successful. Developed roll out materials that was published and distributed nationwide, this specification book assisted the company’s efforts with the planned “10-year remodeling program.”

Shakey’s Pizza Parlor- dba ASK HOMESTEAD FLORIDA, LLC. 1099 Consultant- Construction Project Manager/Owner Representative• Monitored the progress and quality of construction by periodically visiting the construction site and providing my expertise to the external partners ie Franchisee, Architect and General Contractor to assist in problem solving issues related to overall project, site specifications, plans and schedule to ensure timely delivery. • Proven ability and experience to deliver completed restaurant under limited supervision, made decisions on behalf of the Franchisee throughout the course of construction. Achieved construction cost savings for my client by using experienced sub-contractors and hiring local contractors already working in the area, this resulted in a net cost savings of $380k. Learned the City of Homestead rules and procedures during pre-construction meetings that allowed me to stay ahead of the critical deadlines and keep the project on track while working remotely. Reviewed and obtained all permits, licenses and attended various meetings with the City of Homestead and government agencies to ensure a smooth build out. • Project administration duties included sourcing and ordering all fixtures, finishes, furniture and equipment. Ensure work is completed on schedule and within budget; prepare documentation and invoices for client. ***Was originally contracted to develop (7) restaurant locations within the State of Florida per Franchisee Agreement which was later revoked.

• Collaborated with internal and external teams to develop a 3 tier “design build” prototype to ensure affordability and implementation for new and existing Franchisee’s. Achieved under target budget of $2.5M through a collaborate effort by the entire team. Coordinating many design meetings, engineering and architectural meetings to finalize the organization vision and meet all the critical deadlines along the way. This was achieved through intense value engineering, strong contract negotiations, issuance of blanket orders and relying on established long-term business relationships. This strategy improved construction costs year over year and accelerated the organizations bottom line revenues and corporate growth. • Supervised internal staff of 6 in-house facility and game technicians, managed 51 remodels and responsible for corporate & franchise construction and remodels throughout California, Hawaii, Washington, Utah, Alabama and Florida.• Responsible for making decisions on behalf of the organization, included selecting suppliers and service providers, permitting, contract negotiations, purchase orders, invoicing, and licensing.

• Managed the upkeep of buildings and equipment for 94 retail locations. • Traveled extensively to audit contractor work for preventative maintenance and emergency repairs. • Reduced Repair & Maintenance spending in the region by 25% in less than two years. • Managed planned and emergency capital repairs for all building systems. • Led the remodel scope of work process for Southern California. • Implemented Preventative Maintenance programs for 94 units and renegotiated service level agreements and contraccts which resulted in a huge cost savings for the Southern California region. • Created guidelines for Corporate owned stores policy and procedures manuals based upon my area of expertise.
