I manage/monitor roughly 40% or $60M of the overall budget that consist of 6 departments.

My primary focus is on the reporting aspect to ensure the compliance are being met: providing financial reporting and communicating to stakeholders while multitasking with the continuous tasks from previous roles. Diving into the monthly financial reports, I will provide my insights of potential risks to a property or portfolio in both Residential and Commercial Real Estate to the Chief Operating Officer and Vice President of Property Management.

Assisting the Associate Director of Commercial Real Estate to utilize my skills from the Residential’s operation to ease the Commercial’s Portfolio and to transit over to completely. The list of tasks has not change from the Project Analyst position: conducting monthly financial analysis, aging receivable, cash flow and implementing new features into YARDI to better the operations.

My main attentions were reporting and data managing. In the reporting, I was to take on the budget process and providing the monthly financial analysis to my supervisor. As well as, drafting a written and dashboard summary report to the Board of Committees. While on the other hand, on a daily basis, I was managing the resident’s ledger to align with the Housing Authority’s amendment. Other tasks, I’ve established and maintained close relationship with lenders to safeguard our accounts such as internets, landline, supplies and others.

Main responsibility was to maintain the database and approving work orders (tax exemption down to credit limit). Other task was to provide reports to the CFO and Sales Representatives.
