I never will retire. After 50 years of experience in the real estate industry, I have decided to make use of my years of international travel. In consulting with my close friend in Turkey, probably the best tour guide in Turkey, about selling unique products on an international basis, I got his confirmation that I had a sound and unique approach in marketing products. Turkey will be the first country represented, followed by my pursuit of as many other countries that I can find representatives that will fit my highest of standards. As to my past business experience within the real estate development industry, I had direct responsibility in such specific areas as economic structuring and planning, debt and equity funding, acquisitions, project originations and development, construction management, marketing and sales, internal controls to include cost accounting, and property management. During this time, developed senior housing to include independent & assisted living, memory care, and rehabilitation; multifamily to include both HUD and conventional financing; and condominium projects totaling over 2400 units. The construction and sale of over 300 single family homes, numerous single-family developments, and the development of office and retail projects. Forty-five of those years with executive positions, forty in either shared or total ownership responsibility.Wrote the first property management manual for multifamily housing approved by the Cincinnati H.U.D office, when Cincinnati had an office. Established the "Western Communities Energy Special Improvement District" that provided "PACE" financing to the West side of Cincinnati.
