Responsibilities: Manage the resources and assets of the property, including staff, buildings, and stakeholder’s interest. Analyze, prepare, and manage the operational budget of the community. Lead the mentor program on-boarding new property managers to ensure a smooth and successful transition to ELS. Participated as a field expert facilitator for Compass Training as well as facilitating the Customer Service Experience Training in 2019. Awards include distinguished Manager of the year in 2017, Best NOI in a Mobil Home Community and best NOI vs. Forecast in 2018.Project Management: Provide project consulting to the Northern California property teams. Create and manage project plans and final project deliverables for Northern California team. Collaborate with Northern California Community Managers to develop scopes of work, project tracking, RFP’s, bid selection and project management support. Produce and analyze relevant data and reports to share our results and identify areas to improve upon. Specific projects include a $2.8 million asphalt project in 2018 from scope development, negotiations, planning to execution in 5 months and in 2019 an additional $1.9 million dollars asphalt project. Additional projects include concepts and design rendering for Highest and Best Use for Morgan Hill Thousand Trails. In 2018 initiated the installation of emergency tubes and lock boxes that denote the important shut offs for each property, keys to gain access and phone numbers of local venders that may be of assistance during an emergency call out.

Hollister, Ca

Responsible for congregational development, team building, asset management, budget preparation and approval, risk management, set up quick books, accounting procedures and cash handling policies. Capital projects included the design, planning and construction of a 6000’sq. Ft. sanctuary and a 4000’ sq. ft. youth center with several modern accouterments.

Responsibilities: Responsible for the oversight of twelve employees in the management of a 468 unit apartment community in Santa Clara located on twenty two acres. During my tenor with Greystar I supervised all aspects of a complete renovation including interior, exterior, and landscaping and Seismic retrofitting; contract administration and negotiation, scope development, final inspections, permitting, relocation and lease up. Other managerial accomplishments included expense control that saved Summerwood apartment over 12% of our year over year expenses and lead to second highest NOI growth in the nation in 2009 and number one in Northern California. Additional duties included annual budget preparation, variance reporting and procuring new client leads.

Mountain View, Ca

Responsibilities: Management of incremental revenue and the direct supervision and training of a team of fourteen employees at Prometheus’ flag ship property as well as assisting sister properties in the Sacramento region. Other duties included a roll out of Price Optimizer, NWP, Vault Ware, and One-site. My job involves defining the owner’s primary objectives of increasing the net operational income of the property and developing a strategic management plan. Fulfillment and mastery of these areas allowed me to achieve both Rookie Manager of the Year for 2005 and Best NOI for a Property in 2005 at the Master’s Conference in May.

Responsibilities: Responsible for incremental revenue of $1.3 million and supervision of a team of twenty-five employees. I managed 941 units high-rise units located in the heart of Silicon Valley and the flag ship property for Shea properties. Other key accomplishments included an award for the reduction of controllable expenses by 5% without reductions of services or quality in 2003. Initiated tenant focus meeting that lead to Elan exceeded CEL industry standard by fifteen percent.

Responsibilities: Responsible for the oversight of fifty employees in the management of a 1840 unit apartment community in South San Jose located on eighty-eight acres with fifty-one different floor plans and six villages. Accomplishments include reduced year over year controllable expenses by 10%, managed the due diligence and lease up for two villages and using targeting selection hired a strong management team that is still in place. Other accomplishments included common area renovations of a theater room, two gyms, two pool areas and seismic retrofitting for all the skyways including relocation and lease up.

All legal aspects of a large property management firm that fee-managed single-family homes, apartments, and commercial properties representign approximately 4,500 units. Annual budget preparation, asset management functions, utility control, resident staffing, preparation and articulation of owners financial reports and repositioning strategies, and supervision of over six hundred fee-managed, multi-site residential dwellings. additional duties included: representing Zell Associates' intrests as an authorized agent for owner in small claims court and unlawful detainer actions.
