• Responsible for surveying properties to identify repairs required
• Agreeing the scope of repairs with client
• Ordering/ pricing materials, Programming/scheduling work for in-house team and Contractors
• Identifying health and safety requirements and placing relevant risk assessments, method statements, COSHH data in a pack so operatives working at the property have the information to ensure safe systems of work.
• Permit to work systems
• Carry out inspections on operatives and work areas to quality check standards of work.

North West Cumbria

• Overall responsibility for in-house maintenance operatives.o Managed through one to ones, team briefs, KPI reports i.e. rent loss
• Providing dedicated repairs, maintenance and refurbishment service of Association owned properties.o Scope of repairs determined by inspection results and schedule of refurbishment schemes
• Deliver service within delegated budget through regular finance reports.
• Liaise with customers and other departments to enhance service delivery.o Clear communication to keep share holders informed to manage expectations and progress solutions/improvements: e-mail/phone calls/site.
• Ensure customer / employee safety through risk assessment, method statements and COSHH assessments.
• Monitoring the team performance via KPI’s. Ensuring emergency, urgent and routine repairs targets are achieved.

Northwest Cumbria

• Carrying out stock checks for audit purposes. Ordering and booking Stock and non-stock items in and out of the stores.
• Researching new products, carrying out life cycle cost market analysis on various products: external doors, wood repair products, paint additive.
• Carrying out various repairs,Window replacement, Ceramic tiling, and drainage works, concreting, plastering on occupied and unoccupied properties.
