• Responsible for surveying properties to identify repairs required• Agreeing the scope of repairs with client• Ordering/ pricing materials, Programming/scheduling work for in-house team and Contractors• Identifying health and safety requirements and placing relevant risk assessments, method statements, COSHH data in a pack so operatives working at the property have the information to ensure safe systems of work.• Permit to work systems• Carry out inspections on operatives and work areas to quality check standards of work.• Carrying out Energy surveys so EPCs (Energy performance certificates) are produced in line with legislation.

North West Cumbria

• Overall responsibility for in-house maintenance operatives.o Managed through one to ones, team briefs, KPI reports i.e. rent loss• Providing dedicated repairs, maintenance and refurbishment service of Association owned properties.o Scope of repairs determined by inspection results and schedule of refurbishment schemes• Deliver service within delegated budget through regular finance reports.• Liaise with customers and other departments to enhance service delivery.o Clear communication to keep share holders informed to manage expectations and progress solutions/improvements : e-mail/phone calls/site visits/meetings • Ensure customer / employee safety through risk assessment, method statements and COSHH assessments.• Monitoring the team performance via KPI’s.
