I was appointed to this role when construction was approximately 75% complete. My role was to understand what had been completed to date and then deliver the Buildings and site ready for occupancy. There were strict specifications for the Contractors to adhere to and also site safety and security was seriously enforced. Contractor’s monthly claims including maintenance items were also part of my responsibilities. Liaison with Village management and Sales staff was critical to the success of my role here.

This Centre needed to house 5+ general practitioners and attending nurses, administration staff, a day stay hospital, an emergency drop off and collection point, five related retail tenancies and the fit out of same, car parking and storage facilities. I worked closely with the Architect to achieve the requirements above and to also achieve a workable budget. It was a staged development as the Doctors rooms and hospital had to be completed first so we could then demolish the existing centre and build the Retail stores.

Working with a very passionate Owner and a Historic Architect this building was returned to its former glory and finally incorporated offices on the upper floor and a retail centre on the lower. A main Contractor was selected and appointed working on a “charge-up” basis. A very challenging but rewarding Project.

The Project started with a huge demolition and site clearance program while the Architects and Owners designed the buildings and site. On this Project the Owners acted as the Main Contractors with me as their representative and as such supplied all sub-contractors, materials and services separately. All Contract Administration was handled through my office as well. The Project entailed creating 3 different and unique Cinemas, 2 restaurants, a Day Stay Medical Centre, 15 retail stores and all the water supply and treatment systems required as well as an approved Fire Fighting system

Ensure all foundations correctly positioned, programming for all works, checking structural steel works and cladding. Oversee installation of machinery. Blue Star Cement expansion works.

Responsible for ensuring the main contractor adhered to all design plans and contractual obligations, production criteria, checking and approving monthly claims and ensuring all were aware of all site safety and security requirements.

Acting in the full Project Management role this Building was let for tender, negotiated and a full set of Contract documents drawn up and signed. During construction and through completion all aspects of contract administration were covered including a difficult Extension of Time claim. The Main tenant was the BNZ bank but the building also included 5 retail premises on the upper level.

In this role I had five site engineers/managers reporting to me. Responsibilities were to erect and complete cool stores throughout NZ within time and cost parameters and maintain stakeholder communications. Reported to North Island manager and above.
