Responsible for the asset, development, and property management of Warehouse REIT PLC’s North West and Yorkshire industrial and logistics portfolio comprising 40 single and multi-let assets c. £375m by capital value, across 3.1 million sq. ft. comprising 154 occupiers, with annual rent passing of circa £15m pa.In the last two years I completed;o 30 lease renewals across 316,000 sq. ft. retaining contracted rent of £1.95m per annum.o 22 new lettings across 361,000 sq. ft. generating additional contracted rent of £1.99m per annum.o 12 rent reviews across 261,594 sq. ft. with a total uplift of £183,500 pa.

Asset and property management of a Northern portfolio comprising 1.3 million square foot of industrial, offices, retail, leisure and development land delivering strategic asset management, property management and value-add initiatives for the national Swedish pension fund AP1-AP4 covering assets valued at c. £130m. Negotiation and management of 81 transactions, covering circa 418,000 sq. ft. of lettings/renewals and £3.463m added in annual rent.Achievements:• Letting 49,000 sq. ft. of office space across ten transactions at a flagship Grade II Listed Deansgate office in Manchester, adding more than £1,125,000 of annual rent and increasing the ERV from £16psf to £25.50 psf in under 18 months following a £3m refurbishment. Capital valuation increased threefold. • Following an existing tenant entering administration, I oversaw the refurbishment of a 42,000 sq. ft. unit at a multi-let industrial estate in Manchester and secure a new tenant through a turn-key letting, minimising void period and costs. I went on to let circa 59,600 sq. ft. of units across 13 transactions.• Obtaining change of use and listed building consent for a new letting to Arc Inspirations, Manahatta. Negotiated a new 25-year lease and obtained an £85,000 uplift in the annual rent and 8% turnover share. Oversaw £300,000 of landlord capex works under an agreement for lease.• Lease re-gear to Royal Mail on a 20,174 sq. ft. warehouse in Liverpool, 10% rental uplift and removing a tenant break option and rent review and extending the term certain to 11 years.• Letting 45,231 sq. ft. across 11 warehouse units at Hawick Trading Estate in Newcastle. Increasing the ERV from £4.00 psf to £6.00 psf.• 10 year letting at an office building in Sale. 14,400 sq. ft. to a blue-chip financial services firm, having stood vacant for 18 months.• Managing a £7m disposal of two office assets in Newcastle, and a £16.3m disposal of 268,000 sq. ft. across three multi-let industrial assets.

I held the regional responsibility for the property and asset management of Asda’s retail and land portfolio across NW, Yorkshire & East Midlands.Key Achievements:• Management of an ASDA Living lease assignment to The Range group in Altrincham ahead of an ASDA superstore opening in the town – mitigating any potential sales impact and ongoing occupational costs.• Obtained planning permission for a residential development on surplus land adjacent to Harrogate superstore which generate significant profit for the business. Realising a £500k profit ahead of book value.• Sale of 3 acres of surplus land at ASDA Bootle supermarket to Bellway homes.Delivered appropriate legal and estates advice across all areas of the business to support existing retail operations and the roll-out of new initiatives.Managed projects to create value through the development of land owned by Asda which has become surplus to our requirements or land suitable for redevelopment. Such projects included the sale of land direct to an occupier or working with a developer to deliver a new proposition.The job also involved the settlement of rent reviews on store leaseholds, obtaining landlord consent for portfolio improvements and working with landlords, landowners, statutory authorities and retail colleagues to deliver the most appropriate solutions for property related issues affecting our estate.I was responsible for asset management of Asda’s sub-let portfolio in my region to ensure vacant units are minimised, income is maximised and tenants provide additional reasons to visit the Asda site.Leading store extension and on-site PFS projects within my region which requires the management of multi-functional teams from across the business. Experience of writing reports and presentations to Asda and Wal-Mart’s board and senior management teams in order to secure business approval for project proposals.

I was fortunate to work within one of the most strategic arms of the business. As a Market Evaluation Manager for ASDA, I evaluated new site locations, provided sales forecasts and competitor analysis to support expansion and investment plans.This involved efficiently using a framework of market evaluation methods to ensure that I accurately projected sales for all formats of new stores resulting in a delivery of sound investment recommendations in North London.

In my first year placement I worked within the Asda Food Trading Space team. In September 2013, I started my second placement as a Market Evaluation Manager for London. In this role I managed strategic market recommendations through the evaluation of potential new sites for all formats of Asda stores, petrol filling stations and click & collect.
