1. Determine rental eligibility and calculate rent;2. Carries out all move-in activities including preparing and executing leases and adjunct documents. Carries out move-in inspections and ensures tenants have keys;3. Carries out all move-out activities including move out inspection, tenant education, and inter-departmental coordination; 4. Tracks vacancies and maintains inter-departmental coordination to ensure timely unit turns and move-ins;5. Conducts timely annual, interim and special reviews of income and asset re-certifications;6. Makes rent adjustments to tenant accounts as required;7. Follows up on rent delinquencies, coordinates with Notice preparation, and provides Service;8. Works on resolving tenant issues related to their housing or the property;9. Works with EHA family and youth programs;10. Enforces leases, prepares collection notices and termination notices for lease violations; 11. Works with law enforcement and social service agencies including DSHS, CPS, Employment Security, Refugee Forum and others as appropriate;12. Works with other government agencies as necessary;13. Assists with ensuring electronic reporting to funders is carried out timely and accurately including PIC and WBARS; ensures all reporting errors are corrected in all systems;14. Makes timely preparation of HAP reports, rent roll balancing reports and submits to supervisor;15. Submits monthly program reports, team reports, quarterly and annual funders’ reports, and other reports as requested;16. Prepares business correspondence;17. Conducts unit interior inspections for lease compliance;18. Conducts unit exterior and yard inspections for lease compliance twice per week during spring and summer, once per week in fall and winter; 19. Encourages formation of and works with tenant groups for the mutual benefit of all residents;20. Performs administrative tasks including preparation of annual reports.
