Director Of Site Acquisition
CurrentThe Director of Site Acquisition is responsible for developing the company’s real estate site selection and acquisition strategies for existing as well as new and/or adjacent market areas to drive the organization’s growth and long range plan. Responsibilities include market research to narrow the decision, development of an acquisition approach, selection of partners, as well as land acquisition activities. Additionally, they will provide direction and long term planning advice to inform our store investment and reinvestment strategies. Principal Duties:• Lead the development of comprehensive and strategic new and/or adjacent real estate plans. Obtain cross functional and executive support and oversee execution of the strategy. Develop the Real Estate LRP and site signing analysis process for adjacent and new markets. • Lead the planning, analysis and execution of market research, including demographic studies, competitive intelligence and sales potential analysis to support the long range market development plans, detailing impact on Wawa’s profitability. • Lead the department’s site acquisition program through management of a team of Real Estate Managers -to ensure the execution of all elements pertaining to site acquisition including planning, land and cost management, bidding, site negotiations and contract preparation and review. • Provide approval of all work and payment approval for all major capital projects.• Manage and control site acquisition and development capital costs associated with new stores by overseeing the acquisition cost trends for all projects.• Develop strategic initiatives to optimize growth and return on investment.• Partner with Finance to develop and maintain an integrated financial model including sales projections and long term goals.
