 Positioned EPR Properties as the leading provider of real estate capital to the public charter school segment; worked with three leading education foundations to execute their vision of returning neighborhood schools to the neighborhoods in a more decentralized model, creating substantial support to the public charter school movement; built team charged with developing expertise in the space ad oversaw analysis of trends, metrics, and strategies to create success. In 10 years, the Education segment has grown from zero to an investment in excess of $1 billion. Successfully and effectively managed rapid growth by formalizing/standardizing processes and operations, automating systems, and modernizing/updating procedures.  Built a corporate culture centered on collaboration, clear communication, and people-focused operating norms as the company grew from 10 to 60 employees. .  Ensured an on-going, sustainable pipeline of future leadership talent by structuring and implementing formalized leadership identification/development programs, management training, and succession planning initiatives to address gaps. Organized the company into separate teams structured around product types and investment portfolio areas to strengthen expertise, strategic focus, and business direction. Optimized on-going return on investment and shareholder value by instituting an overarching strategy of examining economic and demographic trends and positioning the company at the forefront of those market shifts to assure long-term success and the ability to capitalize on nontraditional areas of real estate investment as opportunities for growth.  Created growth strategies around consistent, reliable revenue streams and providing durable, lasting, cash flow to investors while minimizing risk.

 Built and maintained robust, long-term relationships with more than 20 theater operators nationwide, developed a team with extensive expertise in the segment, and expanded the business to include investment in existing theaters, construction of theaters, and acquisition of theater-anchored shopping malls. Identified areas of business development opportunity where the 20-year base of knowledge in the Entertainment space could be applied in new segments and spearheaded expansion into the Recreation segment. Structured business strategy and launched investment into nontraditional, recreational real estate including ski parks, water parks, and golf courses, tapping into long-term demographic trends that support the "experience economy."

 Recruited to join EPR Properties and asked to head asset group activities including acquisitions, dispositions, and asset management. Held multiple roles and assumed broader responsibility as the company grew from a small, $250 million organization to a leading REIT in the Entertainment, Recreation, and Education segments with $5.4 billion equity market cap.
