Property Portfolio ManagerSelf Employed Dec 2017 - PresentManchester, England, United KingdomI took over the full management of the family property portfolio after our most profitable property became vacant and failed to rent.I project managed the full refurbishment of this property, transforming it from a House of Multiple Occupation (HMO), into a single-let, family home. This was tenanted within weeks of being put on the market.Since the first refurbishment, I have completed four more after that.In project managing these refurbishments, I had to assess what work needed doing and budget the funds and resources required to take to take the property to completion.I planned all construction operations, organised tradesmen, and scheduled intermediate phases to ensure that deadlines were met.I ensured that these properties met the health and safety standards and adhered to the legal requirements.I was involved in a financial dispute with our business partner. In order to mutually resolve this, I carried out a comprehensive financial audit on 4 years of property accounts and had several meetings to deal with the disagreement and settle the differences.I dealt with the court system and successfully evicted some difficult tenants. This was a long, painstaking process which I eventually won by regaining possession of the property. Sadly, this property required significant refurbishment work upon repossession – something that I project managed from start to finish.Finally, prior to my managing the portfolio, there were no systems in place for the day-to-day running and management of the business. I implemented and further optimised these systems to ensure these tasks ran effectively and efficiently.

To enrol new landlord clients for our “Tenant Finding Service” or “Full Management Service”,2. To find responsible tenants for our landlords,3. To manage the properties on behalf of our landlords and provide a headache-free service in which they didn’t have to worry about their properties,4. To ensure that our tenants enjoyed living in the homes that we provided them.To achieve this, I visited the properties of prospective landlords and produced valuations, provided an outline of our service, and answered any questions that they had, in a bid to convert them into clients.For our more hands-on landlords who wanted to be involved in the management process as opposed to letting us take care of everything, I worked with them to provide them with the assurance that their investments were being taken care of.I conducted viewings and liaised with tenants and their guarantors to agree lets. This would often lead to me mediating negotiations about rent and amenities between tenants and landlords.I worked with tradesmen to manage and organise maintenance work on our landlords’ properties.I managed deposit disputes between tenants and landlords to mediate a fair and just outcome.I worked behind the scenes and kept on top of any changes to rental legislation and ensured that our landlords were kept up-to-date and remained compliant with the law.Furthermore, with Lettings being such a competitive industry – as it is often the case that you have rival agents on the same street as you – this was the case for us at House Hunt, keeping one step ahead of the competition was key. With such choice and convenience available to our prospective landlords and tenants, we had to ensure that our customer service was second to none, as one mistake could cost us the client.

I was responsible for:- Fielding customer requests and resolving any complaints that they had.- Stock and Inventory Management – I was responsible for stocktaking, stock control, placing orders, receiving deliveries, and ensuring that we optimised our inventory.- Reporting and Analysis – I produced weekly Sales and Analytical reports, reviewed them, and used this information to determine how best to optimise our limited shelf space, all while ensuring that our shelves stocked profitable products, whilst also meeting the needs of our customers.- Cash Management – With employee safety being a priority - especially in a gun wielding state - it was important that the cash registers were not overfilled.
