• Manage projects as an Owner’s Representative from inception till handover.• Managing the design process with the consultant ensuring that the drawings and construction documents are being prepared as per standards, authority requirements and client’s expectations• Evaluate and review the proposed design and highlight any technical matters before handoff of design from one phase to the next.• Managing the preparation of the construction and tender documents identifying the discrepancies among them, if any.• Evaluate the prequalification of the Consultant, Contractor and subcontractors.• Manage the process of selection of the venders for the PS&PC items.• Provide day-to-day project oversight and communication with the Consultant, Contractor, and subcontractor of the project.• Reporting to the General Manager regarding the project matters on a regular basis to appraise on the progress of the project activities and issues.• Conducting site visits and periodical technical meetings to understand and ensure work progress as per schedule and resolving any technical issues throughout all phases of the project.• Review and track all contracts, invoices, and payments to all contractors, consultants, and equipment vendors.• Review the weekly/Monthly Reports and notify the Consultant/Contractor for any delay in the progress.• Understand and assist in the negotiation of contracts of all parties to the project.• Ensure all building and safety codes, safety inspections, city guidelines, and local and state regulations are met.• Evaluate, advise on and assist in resolving disputes and claims.• Closely monitoring the cost and time schedules with an eye on cost optimization and savings on budgeted cost and expediting the project ahead of schedule.• Work closely with the Consultant and Contractor to obtain the required approvals/certificates for the government authorities.
