During the last five years in which Project Nimbus was launched, a cloud computing project of the Israeli government, I began specializing in the field of data centers, alongside over 20 years of experience in commercial real-estate representing landlords, project marketing and representing high-tech companies and multinationals.The biggest global companies including Google, Microsoft, Oracle, Amazon & more competed to be part of Nimbus, in which we at Cushman & Wakefield Inter Israel in collaboration with CW England were privileged to represent Microsoft, working to locate & select sites in Israel for the construction of data centers.Two years later, again in collaboration with CW England, I got to represent GTR (from the KKR group) to find data center locations for them in Israel. And in the last year, we signed a contract to represent one of the giant global companies in the field of Data Centers as they expand to Israel.The more I delved into the subject of Data Center, the more I began to get to know this fascinating new world. This was not limited to the 'real estate angle' of finding locations, negotiating purchases or leases, but to understanding all the special requirements of clients, including the enormous amount of electricity needed, the location of the electrical substations, the cost of transporting the electricity to the site & more. My expertise in this field includes:Distribution of electricity for cooling and for IT needs for the Centers. Requirements and proximity to fiber optic lines. Limitations and proximity to residences, water reservoirs, institutions, schools, etc.Proximity limitations to the sea (risk of Mediterranean tsunamis), underground construction costs & more.Find and allocate locations and land for the construction of Data Centers.Negotiating deals for purchasing or leasing for Data Centers.Currently marketing:1) Gav Yam Negev, Be'er Sheva - a 200,000 sqm world-class tech park and Israel's cyber capital.2) O-Tech Oshira, Kfar Saba - a 100,000 sqm mixed use tech park in north suburban Tel Aviv.3) Adgar 360 Tower, Tel Aviv - a 20,000 sqm office tower along the Ayalon Highway.
