Timely resolution of loan documents deficiencies identified by the Legal Review Process. Direct contact with borrower(s), branch, closing agent, title insurer, and/or other industry contacts to obtain corrected or missing documents to complete the loan file to ensure the acceptability of the loan by the purchase investor. Request checks for reimbursement to borrowers for overpayments of escrows. Obtain and review Escrow Holdback documentation to assure the accuracy of the authorization to release funds. Request checks to reimburse borrowers or contractors when applicable.

Cashier, Customer Service and Sales Support

Resolve issues with documents pertaining to closed loans via Defect Tracking. Clear suspense issues pertaining to the Note, Mortgage and other documents that may be incorrect, missing pages or missing information. Generate missing or incorrect forms from LSSI to send to borrowers for signature. Document actions taken to resolve issues in Defect Tracking Log. Calculate fees from HUD1 to determine if fees are within state guidelines. Support Auditors in reviewing loans when needed.

Prepare mortgage documents for closing with accuracy and completeness to meet deadlines. Duties include inputting data into Data Trac to prepare the HUD-1, Truth-in-Lending, Itemization, Note, Mortgage and other closing documents. Import loans into the Broker Docs system to post loans in Desert Docs for delivery to Closing Agents. Communicate with Title Companies for their fees, advised of missing or incorrect documents, notify when the HUD is approved and funding the loans. Calculate fees in relation to the HUD1 to assure the percentages are below the maximum APR according state guidelines. Review all closing documents Prepares loan packages for overnight delivery. Scan all loan documents into image system.
