Since August, 2004 I have been wholesaling properties to investor-buyers and doing what was then called workouts for investors and homeowners who were having difficulty with their loans. Many of these turned into short sales. For the last few years, I developed two distinct divisions in my company: wholesale of properties and loss mitigation (residential and commercial).The loan modification business has exploded particularly by obtaining great results for investor clients who in most states have serious deficiency exposure and potentially adverse tax consequences, unless their loan(s) gets modified.We are even handling deficiency claims against owners of post trustee/sheriff sale properties where the lender is intent on suing the borrower for the amount of the loan (with late charges, penalties, attorneys fees and costs less the amount received on the sale of the property by the bank/lender..
