Managing a team of 5 Housing Officers and 3 Housing Assistants providing Housing Management Services to residents in approximately 3000 units across the Manchester South area. The housing stock was of mixed type and tenure including general needs, category1 sheltered and leasehold with units ranging from 1 bed multi storey flats to 3/4 bed new build semi-detached. Responsible for delivery of a comprehensive service to residents with a strong emphasis on customer excellence. Exceeding agreed KPI targets by ensuring void properties are swiftly re let to maximise income and void re let costs are kept to a minimum. Overseeing the lettings process in line with local CBL or local authority arrangements. Recruitment, staff development, managing sickness and absence and dealing with disciplinary or grievance matters. Managing health and safety risks and ensuring compliance obligations are met. Maintaining professional business standards and managing office operation and facilities. Responsibility for Budget monitoring and seeking cost savings. Dealing with formal complaints and acting as a conduit where several departments are involved. Providing reports on performance to customer panel members and actively encouraging customer involvement. Attending external multi agency meetings and partner forums and representing the group at community events. Liaising with property team to influence planned programme of work and feed into the maintenance plan. Responsible for managing cases of Anti-Social Behaviour (ASB) from Medium to High level for whole of Eaves Brook Housing region (1841 units)Working across 7 local authority regions with a wide geographical spread and two policing regions. Face to face contact with Customers in often challenging circumstances. Internal liaison with colleagues across a wide range of departments. Team working with officers in two areas (including Sheltered and Supported), Preston and Accrington. External liaison with multiple partner agencies and attendance at multi agency meetings. Responsible for all enforcement and legal actions relating to Tenancy Management. Representation of the Association at Court and liaison with Solicitors ensuring value for money always considered. Responsible for legal action taken to ensure compliance with Gas safety legislation. Acting as a Super User of React to provide training and guidance and ensuring all ASB cases were recorded on the React system by all authorised users in my region. Monitoring all ASB cases and ensuring these were effectively managed in accordance with former Harvest policy and procedure. Providing publicity material/articles for local link, engaging in promotional activities to make customers aware of our service and organising focused events based on national initiatives relevant to ASB. Providing advice and regular support to colleagues responsible for low level ASB case management and making decisions on escalation or closure as appropriate.
